Our company focuses on properties in Chicago and the North and Northwest suburbs. Our extensive experience ranges from newly formed to well-established Associations. Our portfolio includes condominiums, new construction, conversions, town homes, lofts, homeowner associations, Co-Ops, and more. Rosen Management Services provides each Association and every owner with the most comprehensive professional property management services available. Every task will be handled in a professional manner to fulfill the needs and goals of your Association. You can be assured that we will provide you with the same excellent standard of service that we have consistently delivered to our clients since our inception.
Our management services are comprehensive and innovative. Specific services can be expanded, contracted, or otherwise altered so that the management system put into effect can be tailor-made for your property. We always present the Board with multiple proposals and look for creative ways to address issues.
Each Association is assigned a Property Manager (PM) and an Assistant Property Manager (APM) who work in tandem to provide your Association with the best possible care and attention. Our PMs are both in the office and out in the field regularly to inspect and supervise projects. They are in contact with the APM who is in the office to handle calls and emails.
Randy Rosen, President, began his career in property management in 1973. In 1980, he founded Rosen Management Services. He obtained the prestigious Certified Property Manager (CPM) designation issued by the Institute of Real Estate Management (IREM). His experience as a real estate management executive and consultant includes managing condominiums, home owner associations, residential properties, government-subsidized housing and commercial properties.Mr. Rosen served the Chicago Chapter of IREM as its President and was awarded the Chapter's most prestigious award "Manager of the Year."

Had I known anything about Rosen Management, I would have purchased elsewhere. The property managers and assistant managers are unfriendly, impersonal, and lose track of things. I was looking forward to moving into what looked like a welcoming community, but with Rosen Management at the helm, it feels more like a prison than home. If you're looking for a property management company, pick literally any other one but this one.

I wish I could give 0 stars. The staff is incredibly unfriendly and disorganized. Had I known anything about Rosen Management before I purchased my condo, I would have bought elsewhere.

Easily the worst condo management I've witnessed. I'm the neighbor of a 12 unit condo building managed by Rosen. Garbage everywhere, uncared for wood decking. When you call to inform them of the condition of their property they get angry and hang up on you.

They. Never. Return. Calls. What's the point of having voicemail or a front desk if your calls don't get returned. They also are very short and rude. With all the money they make equates to the attitude and services. Wish I can give them negative stars.

Will work diligently to get another management. 1 star it too much. Kathy is rude and should NOT be working since she is so miserable 2014 notice about the "new" programming with phone directory and 8 years later they still can't figure it out. No tags for my car. No key to storage room.

What can a condo owner do when the management company and the condo board cover up, are not transparent, and do not inform residents of crimes in a building? Is the safety and welfare of residents the responsibility of management company or condo board or both?

WARNING:Do not ever HIRE this company! They are very unprofessional! MR ROSEN is one of the most impolite person that I have ever talk to me. I have been harassed by him. Our property condition went downhill after they took over. We do not know what are we paying and they cannot give us proof's where our money go to! Do not ever do the mistake to hire they should out of business long time ago!

Critical: Quality I remember when Joe Touchstone took my application fee but I was later denied without a valid explanation, No prior evictions, Federal job, and credit score well over 700. In my opinion I was scammed. With the couch, surround sounds, and other miscellaneous items left in the unit should've been a red flag

Definitely run by a lazy group of Zionist, Will never refuse your assessment payment but when it's their turn to actually sit down and work they're nowhere to be found or say they cannot look into the matter. There's been a crazy klepto lady in my building for years and they refuse to at the very least look at the cameras that they have in the lobby.

Larry april just increase the assesments of my mother plus a extra fee of 95.23,r eason? no idea, she is a old lady 70 years old, sick, in disability and try to force her to pay.thats the reason our seniors start loosing their properties. I contact the office to resolve this problem and there is no email, no contact number.

Do not ever use Rosen Management. They are horrible. Larry April has represented our condo building and he is the worst of the worst. He has allowed an illegal election of a board and then lied to say it never happened. The room was full of people that saw it happen and when confronted he refused to discuss it. This is company is not Better Business Bureau accredited and with good reason.they are the worst of the worst!

I've had experience with Rosen Management on two separate occasions, 10 years apart. The company is still as lousy as it was 10 years ago. I have been trying for months to get a response by email & phone from the property manager assigned to my building. She doesn't reply to email, she has her assistant answer the phone when I call, or just doesn't answer.

The owner of the company, Randy Rosen, doesn't respond to phone calls either. They have also overseen, and recommended, pretty significant (30%+) increase in monthly assessments. Their fees are not worth the value they provide. Find a different management company! Or if you are a small building, do it yourself, you'll be happier in the long run. You're just going to end up firing Rosen anyway.

Contrary to the negative reviews, what many folks do not understand it's hard to tend to every person's needs. Rosen Management has been absolutely terrific with maintenance issues such as lawn care, tree trimming, window washing, tuck pointing, snow removal etc. I get it that sometimes they can be slow to respond but consider the fact they got hundreds of people calling daily it can be tough to get to everyone. Yes there has been times it has taken a few follow up calls but Gina and Linda has been terrific. Rosen Management is definitely reputable and very pleased.to.have them

This is the worst management you can come across. In case you need official documents, you will wait to get an answer from them, and if you do, they will be incomplete and if you ask for supplements, they will ignore you at best, and they usually behave insolently and unprofessionally as if asking private questions. If I could give 0 stars I would give. DON'T GO IN THE BUILDING IF THEY ARE MANAGEMENT!

2 1/2 stars maybe 3. Not a complete fail. Stars based on the fact that eventually it will get done but, I never feel completely at ease that we are getting the best price. If you like the feeling that you are being ignored or that you are somehow being taken, you've picked the right company. I'd say it's more the property manager we got. Rather than getting ahead of potential problems and showing initiative, I constantly feel like you are asking them a favor to do their job and to manage the property properly.

At the end of the day, things will get done, eventually. But, at what price. My only concern is that Rosen is not using their buying power to get us the best deal on services. It always seems to feel like they have a "arrangement" with all the overpriced contractors they bring our way. I don't know about the company in general but, I am referring to our assigned property manager.

I feel that all that's happening is that boxes are being checked and since things do get done, nobody calls anything into question. We can only go by what we are told. Our board meetings are so contentious with the property manager. Every single one breaks out in to some kind of an argument primarily based on distrust of our managers assertions. At least that's how it feels to me. Tenants are starting to catch on and are no longer just letting things go through.

The problem is is that we need to get the board out of the spell they have been under in order to make sure we are getting what we pay for. They are starting to call things into question but, our information is only being provided to us through management. They know what he tells us. The problem is is that you should not have to constantly second-guess the management company motives and efforts when they are supposedly working for your best interest. By

Condescending, non-responsive, poor communication and just rude. E-mails are not returned. They act as if they are doing residents a favor and appear to miss the concept that they are employed by the condo association. Instead of addressing an issue, they are more likely to tell the resident to get quotes for the work or to "prove" that there is a problem.

Stay far, far away from Rosen Management. Unresponsive, defensive, one excuse after another, incompetent. This management company will cost your association money you hadn't planned for. Be warned. If you have a choice between Rosen and self-managing your building, take some advice and manage it yourself. You'll find yourself doing so if you hire Rosen, anyway. Look at these reviews. Could this many people just be an anomaly?

Rosen is a pathetic excuse of a management company. They are extremely unprofessional. Every time you call, they're "always on the other line" and you never receive a call back. Our upstairs neighbor's toilet leaked and caused our ceiling to need repair. Rosen offered the name of a contractor who never returned our calls either. We ended up having to pay out of pocket and we were never reimbursed like the management said they would.

They don't communicate with you because they purposely want to charge you additional fees. The seven year special assessment is a joke. I wouldn't be surprised if they were using some of that for their own financial gain. Just overall, a very sketchy company.

Absolutely awful. Phone calls aren't returned, no responses to emails. Extremely unprofessional.even their sub-contractors are sketchy. I'm on the board of my condo association, and I can't wait until we're done with these mopes.

Rosen has managed our association building for the past 2 years and they have done fantastic work. Highly responsive and very professional. We also really like our building management team, they are very personal and do great work. Highly recommended!

Not only the worst property management company I've ever dealt with, but the worst company of any kind to deal with. Unfortunately I had to deal with them for many issues and each time I left the conversation baffled at how these people are still in business. Unprofessional, incompetent and rude are just a few of the nicer characteristics I would use to describe this company. I feel bad for anyone having to deal with them. Thankfully I'm out.

I have dealt with many property management offices but Rosen Management is the worst. I left many messages and also spoke to Larry whom is the property manager at 8712 Skokie Boulevard, Skokie, IL and also left messages to Larry's boss Randy Rosen but resolutions on issue my mother is hving in her condo unit. My mother is 86 years old and problem she is having is water leak in her bathroom ceiling from the above unit.

I have spoke with Larry many times and he kept saying we will have contractor come out this week or will say next week to fix it. However no contractor yet and her bathroom smell like sewage. I am about to go into his office and give him piece of piece of my mind and have my lawyer sue the Rosen Management for giving false promises and my mother having high stress and loss of sleep due to the issue.

Dear Condo Boards: you have been warned.do not use this company. They are dishonest, shady and won't answer all your questions when you challenge them on something. Randy Rosen rarely answers emails and when he does he is rude and short and doesn't really answer the question. They also made us move our money to a bank they prefer in AZ of all places and refused multiple times to even let us know what bank our money was in and never let us have access to our own account in that bank.

They also never inspected our building like they say they would among other false promises. We ended up paying more to get out of our contract early and have a fabulous company we are using now.

So far so good - I purchased a unit recently and everything is going well so far. I saw many negative reviews and wanted to make sure I left my positive opinion. I've been working with Andrea who has been very kind and professional with me. I haven't run into any issues as of yet. I will comeback and updated if needed in the future.

Worst property management company I've had the unfortunate luck of working with but we thankfully did not renew their contract. Good riddance! Their staff is lazy and lack any semblance of customer service, save for one young lady who joined in the last year. I hope they don't taint and jade her to be like everyone else at this so called company.

Six months after we hired them I called to ask a question and the property manager complained that she had a box of information from the previous property management company that she hadn't gone through yet. it's your job! I have the owner on tape lying about his company's contractual obligations and telling me to take it up with my board.

Well sir, I did and RMS is gone! HOORAY! If you are on a condo board and need a property manager, you've been warned. All these poor reviews can't be a coincidence.

I've had the WORST experience in my short time working with Rosen Management. I find Mike to be condescending, short tempered, non-responsive, and extremely rude. In speaking to multiple people within my complex, I find that my take on his work ethics isn't exclusive to me. I've witnessed unprofessional behavior by Rosen hired vendor first hand, Ive witnessed contractors explaining to Mike from Rosen, that the work was incomplete, Mike refused to take this information to heart and refuses to respond to my abs other home owners requests to get more information.

As others have said, I'd like to see an audit of where the funds actually go, given that they're hiring extremely unqualified people to maintain my property. If you're looking for a management company I urge you to go with another option.

Can you give zero stars on here? Because that's what they deserve. Our condo is managed by them and they couldn't do a worse job if they tried. Takes weeks for them to reply to emails pertaining to important matters, you have to constantly call, email and remind them to take care of things. Don't live anywhere where this association manages the building!

Called with an emergency. I was told by answering service that we are not on the list of properties of theirs. I know we are. I write checks to them. I never yelled or raised my voice. They hung up on me. I called back and got someone else who at least did not hang up on me.

Update: 8/19/16 - I have left several voice mails with you Randy per your comment. You knew this was coming. You have avoided my calls, you attempted to bribe me to make issues go away. This dirty laundry is now public. I will be filing this report with the BBB as well, thanks for mentioning that so I remember. Your unethical business practices and lack of transparency knows no bounds.

Your comment about being accredited with the BBB is also another false claim, anyone on here can check, did you think I wouldn't? It says you're not accredited: bbb.org/chicago/business.

While every human I've interacted with at RMS has been nothing but kind, polite, and helpful, I would never recommend renting an apartment from this company. My roommate and I signed an agreement authorizing automatic withdrawals from our accounts for rent. Well, apparently that signed authorization means nothing to them, because they managed to 'accidentally' charge ALL of the rent to my account one month (I only authorized them to take half).

Most egregiously, THEY CHARGED ME FOR RENT AFTER MY LEASE TERM WAS UP! Our lease ended June 30th and they just decided to take $850 out of my account on July 8th. (Side note: in one year, they never once took our rent out on time.) Clearly, their Finance Department has no clue what they're doing, so unless you have some rock solid overdraft protection, do not sign a lease with this company.

Unfriendly website, archaic way to pay bills online has to be upgraded for customer convenience. On the top of that RMS charge you a convenience fee for payment online. But, on the very end that is in the line with the service they provide. I will appreciate any effort from the Owner and Management to improve the service as the Owner promised years ago.

I was a little worried moving into a place run by a management company with such low stars.but it seems like every management company in the city has similar ratings! So far I have had a great experience with Rosen, after a few bumps in the road during the buying process. My rep, Christine, (although not warm and fuzzy) is prompt and helpful and especially responsive to emails.

If she can't answer my question, she passes it on to the person who can instead of just giving me another number to call myself. Also, I know our assessments are a bit high but the vintage buildling (1930s) and courtyard are beautifully maintained. I've only lived here for a little over a week but I feel good about this company so far. Also, being able to manage payments, documents and requests on the website is quite handy.

DO NOT HIRE THIS COMPANY! We hired them for a year and they promised us the world. When we first met with Mr. Rosen he assured us that he will help us with our gas because it was always really expensive. He said they work with a different company and that they could save us money. Six months into their contract we found out they have not been paying our gas bill and our balance was over $20K.

We did a special assessment just to cover the gas bill, gave them a notice that we will not be renewing our contract with them. I just found out that the gas company is about to turn our gas off and Mr. Rosen has not responded to this matter. His staff is completely unprofessional. This has been the worst company to deal with.

I'm surprised that Rosen has received bad reviews. As I'm typing this review, there is currently a 6 man crew shoveling the parking lot and entrance! They were here on New Years Day shoveling the parking lot as well, after 3-4 inches of snow fell. I receive prompt responses pertaining to any issues with the electronic gate and other issues that arise. I don't think anyone would have been able to use their vehicles without the level of dedication these guys have!
