This business is located in Chicago and owned by Gary Kass. The company's strength is that its portfolio includes beautiful buildings with attractive views. This is how the product is differentiated against the competition. The poor customer service and disregard they show towards their residents, however, is abysmal. One need only ask other residents to hear about the horror stories.
Allow me to share mine. My air conditioning has been broken for nearly a month. It's summer and the outside temperatures have reached the 90s-100s F in the last weeks. Kass still has not completed the repair of this job. This has lead to very uncomfortable temperatures and high humidity in the apartment. After calling and emailing them many times, including the owner Gary Kass himself (who finally stated he would look into this), the property manager, Brian Howe, wrote he would have an AC floor unit installed.
After two back-to-back, recent false promises to have an alternative and temporary air conditioning unit installed later in the day, it still has not happened. It's ironic to know they previously sent out an email warning residents of the high heat and advised them to remain in air conditioned rooms. This isn't the first time I've been severely inconvenienced by the sloppy management of this company.
When I signed a contract to lease a parking space, they ignored my emailed questions days before the lease began. Ultimately, a company employee's car was left sitting in my leased spot two days after the contract went into effect---- a breach of the agreement. I had to park my car outside, even with a signed and active agreement for a garage space; the response to fixing this lacked any urgency whatsoever. Further, there have been two burglaries to the bicycle room since I've lived here, and the company never alerted the residents about either of them.
Perhaps such an announcement would not have been good PR--- a higher priority. The company also did not make improvements to deter future break-ins (after two burglaries to the bike room in one year, a camera still has not been installed. The lack of video footage prevented a detective I spoke with from building a case against the thief, who had already been identified by the officer after selling my bike to a pawn shop).
I suggest ignoring the allure of their nice buildings and considering other properties where the management company prioritizes servicing its tenants and communicates with them. Here, you are no more than a cog in their monthly cash flow.

As the president of an association that's been a long-time customer - heed my warning - unless you're a high rise they don't care. You can have a great property manager or a less than stellar one - that's typical for Chicago management companies. But Kass has problems with incorrect financial reporting, and if you try and call Gary Kass himself don't expect a callback.
There's no accountability, no customer service outside of your property manager, so find another company unless you're so big they can't ignore your association - or the money it generates. Also below - look at all of the one to three review accounts that gave Kass five star reviews, and the more established accounts that tell the truth.

Kass was very helpful and professional and punctual regarding questions I had when I was looking for an apartment. We've had a couple of maintenance requests since we moved in, and they were all taken care of within 24 hours. Our property manager has been really good with communication each time. Really happy and grateful for their service.

Been living in a Kass Building for over 10 years now, and I have no reason to move out of one. Kass has been super professional, responsive, and attentive on any repair needs. The building is well maintained, offer super affordable prices to live. I would highly recommend Kass to anyone that is looking for an apartment.

I've had a great experience with Kass Management. Better than any other property management company in the Chicagoland area. The property manager has been amazing! He's been mindful and flexible. Any issue we've had has been solved in a short amount of time. We love our apartment because we feel very comfortable and secure with management. Finding a beautiful apartment with good service and a good property manager is as good as winning the lottery.

I've been living at Oak Lawn Property for three years now and have zero complaints! Our property manager has been attentive and responds to emails quickly. Really liked the hardwood floors and the laundry in the unit. Dogs allowed had us sold on renting out the unit, but the professionalism kept us here.

We have rented with Kass Management in Chicago/Lincolnwood area and have had a great experience. It's been super easy to request any maintenance issues and they have been available, and responsive to have a solution. The area is quiet, and neighbors are super friendly. The apartments are amazing- it consists of an open kitchen, laundry in unit, and spacious layout. Jacob, the property manager, and his team are great! We appreciate their work and will recommend to anyone in the future.

Don't expect maintenance requests to be responded to in a timely manner, may take weeks for them to process a simple request. We have reached out multiple times to the property manager, Brian who has told us on a few different occasions that someone would take a look at our request and no one shows up. If you are looking for a responsible management company that goes above and beyond for the tenant, I would stay away from Kass

Neil Moldenhauer is the property manager at 757 N. Orleans. He has issues with young women, and feels he must exemplify his dominance through petty fines and demeaning ridicule. He had the power to enforce fines of $600+ for small accidents in the past 6 months, however he could not fix the elevator at this brand new property.
