Ledingham Properties

We rented from Ledingham for 2.5 years and had an unbelievable experience. They were always so quick to respond to requests and reimbursed me for any improvements I made to the property. Treat a rental like it's your own home, and you'll be rewarded with great service and your deposit back.

Although I appreciate being let out of my lease early, what happened after I moved did not make up for it. After spending a half-day cleaning the property, I was told that I owed $100 beyond my $600 security deposit (plus some back rent which I didn't dispute). But before I could resolve the matter it was sent to a collection agency without warning.

I also never received an itemized bill from their cleaning/maintenance service which was eventually used against me in court. Ledingham properties and their collection agency made no attempt to settle the matter out of court and drug it out for four years before going to trial over a $100 discrepancy. I could not afford an attorney and had no chance of winning against their experienced attorney and hundreds of photos as evidence (many of them very low quality and misleading).

I ultimately had to pay about $1000 in fees and court costs as stipulated in the lease which I had to agree to in order to rent the property. It was a horrible ordeal which I had to deal with for years, but business as usual for Ledingham Properties.

I have used other property managers for my rentals in the past and Ledingham Properties is the best. They find good tenants, take excellent care of the properties and always communicate when there is an issue.

Highly recommend Ledingham Properties. We worked with them to rent out our property and since we had never done that before, they were very professional in walking us through everything and provided market reports to help determine our rental rate. Matt was very responsive throughout the entire process and was quick to respond to any questions or issues that arose. Their rate is well within market averages and they provide exceptional service to make sure the owners have peace of mind knowing their property is being managed properly.

I rented a newly constructed townhouse through Ledingham for 3.5 years. We were very careful to treat it as our own place and cleaned it thoroughly when leaving per their instructions. As a result, they returned the entire deposit less the administrative fees associated with the lease. If you take care of the property, you will be treated fairly which is greatly appreciated.

I have used Matt and his team for two years. He is an exemplary professional and is always there to help me with questions. He is willing to come to my house to help with contract language. I would not hesitate to recommend him.

The Ledingham team managed my rental property for 11 years, and they were always amazing. Never had a issue with the many different tenants. Issues with the house were always taken care quickly and cost effectively. I would not hesitate to use Ledingham again and I highly recommend them to anyone; there are too many horror stories out there. Always a pleasure to work with, just be reasonable and they will take care of you and your property!

I was a tenant in one of their rental properties for 5 years. It is people and companies like Ledingham that make you want to just keep on renting and not worry about buying a home. I highly recommend working with Ledingham Properties! They are very safe during this COVID pandemic. Masks are worn. They were always quick to respond and were very communicative when we lived there these past couple months! Whenever there was a problem with our house, they would help us out immediately. Best place I've ever rented from! Love the beautiful places they have offered!

I'm extremely impressed with this company! We've been searching for weeks for a new home to rent, I've contacted so many management companies and received either no responses or they beat around the bush to answer my questions. After frustration after frustration, stress after stress, I came across Ledingham! They have saved all of my stress and frustrations.

They were extremely friendly, nice, responsive and answered every question I had with no excuses on anything. Mega shoutouts to Megan & Kaitlyn! You ladies deserve promotions and so much recognition! You don't meet too many people who are good at what they do, but you ladies killed it. I HIGHLY recommend this company!

We rented from Ledingham several years ago and they were professional with us. I did argue with them about cleaning the carpets because our contract just said they needed to be cleaned, not professionally cleaned. They wanted to see a receipt from a professional cleaner and I asserted that I'd be doing it myself. They gave in on that point. We only received a portion of our deposit back because they did a small repair where some paint chipped off the wall when we removed a wall shelf.

The partial refund came with an explanation and adequate documentation of what the repair cost which I thought was fair. Keep in mind their customer is the land owner and their first priority is to them. If there is any question about if they should retain some/all of a deposit to clean/repair a property, they are going to err on the side of keeping the land owner happy. I would expect the same if they managed a property I owned.

Ledingham Properties has managed several of my properties over the years and I have never had any issues with their management team or my properties. Would highly recommend to renters if you care about where you live. If you own a home and need a property management company, look no further.

Unless you really love the house/property, I would not rent through this company. If you do, go ahead and not bother cleaning before you leave, and expect that your deposit is just part of the cost of staying at the property. I edited this review to add a photo collage of how we left the property.

I rented a home from this company for 3 years. never missed a payment nor was I late. I kept the house in such good condition they begged me to stay another year. they messed up several times during the 3 years even to the extent of 800$. My house was left super clean and so was the yard. they said it took 20 hours of cleaning at 25$ an hour. and that my yard was left in poor condition. they not only want to give me any of my deposit they want to charge me more. They are dishonest. don't rent from this company unless you want to have to go to Civil court with them.

I rented a unit with Ledingham Properties for almost 3 years. They were amazing to work with, responded quickly to any repair requests that I had, and their office staff was very friendly and professional. Their website makes paying rent really easy. I ended up moving because the owner of the unit I was renting decided to sell the property, and Ledingham Properties handled the whole process very well - they gave me plenty of notice to find a new place and were very communicative through the process. In my experience they were more than fair with refunding security deposits and were accommodating in special circumstances. Would highly recommend!

As the owner of a rental property in Sandy, UT I have been using this company for management of the property. They were thorough, professional and easy to deal with. Tenant maintenance issues were addressed immediately. They have kept the property in outstanding condition for the many years I have owned it. The property was kept in such spectacular by them and the tenant that when I listed it for sale we had multiple offers and I sold the property for $24,000 over listing price. If you are a landlord you may find someone cheaper to manage your property, but you will never find one that is better. THANK YOU!

Great as a tenant. Do yourself a favor however and don't even bother cleaning anything when you leave. Either way you won't get your security deposit back. I got $90 out of $500 (refundable) $700 total after leaving the apartment cleaner than when we got there. I have never felt more scammed in my life. If you are going to rent from Ledingham just factor in your "refundable" deposit as a portion of your rent and don't even lift a finger to clean it when you leave.

Note to Ledingham: Ledingham Family, We tried to be helpful and leave a few days early so you could secure a new 1 year contract with a tenant after we left, and even talked with the potential tenant (now current tenant) in the garage for 20 minutes about the perks of the property prior to your agent showing her the property and you repay us by prorating our rent for the time but then take majority of our security deposit.hence why I am posting this type of review on multiple sites.

We pay your bills, and you make it less possible for us to pay ours. Thank you Now to potential tenants: Where to start? Dennis (contracted 3rd party maintenance man) helped us more with our property than any of the Ledingham family ever did. If you are looking at the 2549-2543 units off 5400 in Taylorsville, plan on: not having guests over because Ledingham will send you a letter saying you are blocking access for emergency vehicles and snow plows, which dont come when it snows and the tenants have to shovel the snow; not getting back majority of your security deposit; having leaks that dont get fixed; going without heat for 2 full nights.etc. Your problems most likely will be different when you move in, but plan on it not being a fun experience.

This company is very unethical in the property management world. I would not recommend letting them manage any of your properties nor rent a property from this company. If you rent from them, good luck getting your security deposit back, and you will probably be charged on top of it for unreasonable assessments. Like every tenant, I cleaned, but forgot some things such as dust on the molding, dust on ceiling fan/lights.

Here is an example of a few things of how they charged me for cleaning this dust off: 1.5 hours at $25 hour for 2 ceiling fans and a bathroom light.5 to take a sticker off of the dryer 2 hours for blinds (only two windows with blinds) 11.5 hours to clean a 750 SQFT unit 2 bed 1 bath that I had already paid somebody to clean. I even used the carpet company that they recommended to use. I am currently now a landlord and I would never treat my tenants in this fashion. Bottom line. Avoid this company, or you may find yourself filing in small claims court.

Do not rent through this company. They only gave us half of our deposit. We cleaned every single item on the moving out checklist and they still fined us for items that weren't even on the list. Who cleans out the window wells? Those items weren't on the list. Very unreasonable. They took over a month to get the sprinklers fixed and we had to water extra heavy at our own expense to revive the lawn.

My wife and I have always received all of our deposit because we are good renters, always paying our rent on time or early and never having many issues to fix or replace. Worst company ever! Look elsewhere.

RaNae will nickel and dime you to death. When we moved out she went through the house with a camera and took pictures of every little hair or water spot (seriously, she took pictures of water spots on a mirror) then charged it against our deposit until it was gone, and then some. She didn't mow the yard for two weeks after we moved out, then paid $162 to have someone else do it and added it to the list of things she expected us to pay for.

During the time we rented she repeatedly charged us late fees without saying what was late, and when I questioned them she would waive some of them, but not others. During that whole time she couldn't explain exactly what the late fees were for, but she sure kept charging them. Also, she was unhappy that the home we rented wasn't in "like new condition" when we moved out. after living there for almost 8 years. She's unreasonable and inflexible.

Some people can have pets on a "no pet lease".others can. Favoritism towards certain tenants is not only unfair, it's illegal.to the ledingham property man that asked me to take down my review via email* see below after I posted. I know you you know me. The dwelling we are speaking of and person that has a cat who still has the cat and apt smells of piss was indeed given favoritism. When my friends' were asked to leave because rumors of cats they were given less than a month to leave.

Ledingham Properties has been an excellent choice for our family for the past 2 years. Not only have we rented a condo from them, but are currently using their services as a rental property manager for our own home while living out of state. The few small problems that have occurred (as will with any rental) have been handled promptly with no headache. The Ledingham family is always very easy to contact and has done their absolute best to make sure all of our needs are addressed from both a renter and home owner side.

What seemed to be a good agent (RaNae) turned into a typical Utah business person. She would not return phone calls or emails in a timely manner. There was very little follow through on her promises. She authorized work on my home without first obtaining the estimate that I had requested. Upon addressing my concerns with her, she said that I should look for a new property manager.

My real estate agent confirmed that this was not an issue with me, as RaNae was equally ineffective and unhelpful with her as well. FWIW - her husband Mike was a really nice guy, but unfortunately this is not his business. Low price = Low quality. Beware.
