Christian is a very hard working meticulous bilingual agent that works great under pressure with a variety of tasks and still delivers excellent service. With more than three years of customer service experience, I will make it my goal to provide you with anything you need and excellent customer service.
Very pleased with SRQ property management. They are prompt, professional, and really value their tenants and owners. I have been with them for almost 3 years and vacancy turnaround is minimal with market competitive rental rates. I highly recommend them! In two year's I have never had any problems with Sarasota Management.

As a real estate investor with over 30 years of experience, I have developed three criteria that for me defines a great property management company. 1. Competent and courteous staff that are responsive to mine and my tenants needs. 2. Established management and accounting systems that work. 3. Collect the rent and pay me on time. For more than 7 years Sarasota Management & Leasing has met each of my criteria. Their customer service and competence are excellent. I highly recommend them.

This whole process has been completely shady and I'm convinced the leasing agents are incentivized by applications in. The company does not base approval of applications off criteria in the leasing Process disclosure. There is a disconnect between the agents, office staff and website regarding the leasing and application process. I toured a unit while I was in the unit I applied online and put my holding deposit down.
According to the document the showing agent gave me if I placed a "$500 holding deposit at the time of your application we take the property off the market while processing your application this gives you the greater assurance that you will be first in line for renting the property if you qualify. If you do not put a deposit down and another application comes in in the highest scoring application will be selected." When I called and emailed the office today they stated that I did not qualify because I was short 3x the rent by under $200.
When I called the office to see if I could supply them with additional income, add a co-signer and pay an additional deposit I was told by Christian that were no other options which according to the leasing process disclosure is inaccurate. I then spoke to another gentleman with the last name goodbrad who told me that I was incorrect in my understanding of the holding deposit and that the $500 holding deposit only means they stop marketing the property on Zillow.
Mr Goodbrad then informed me that while the document says that you will be first in line for renting a property anyone who scores higher in comparison to other applicants will be awarded the apartment. This does not align with the approval scoring procedure outlined in the leasing process disclosure which states, "when processing applications, we score a tenant application based on employment history rental history and credit score." Through the conversations that I have had it seems that both Christian and Mr. Goodbar had already approved someone who had not paid the holding deposit and did not follow their companies directions which is unethical. Frank was great in the showing and it's unfortunate that my view of the company was tarnished by this experience. After reading the recent reviews it seems that my experience is not a singular occurrence.

Critical: Professionalism, Quality, Responsiveness, Value I put down a $500 deposit to hold a rental then I didn't end up getting approved for the house. They said they would refund me the money but its been weeks and I still have not received any money back even after contacting them multiple times. I would highly suggest not using this company.

From the start of the leasing and approval process, Christian was patient and reassuring and professional. Once I was ready to move in, Susan has been the best, both before the move in and as I adjusted to the new apartment. I feel as though I could call either of them in a moment's notice and they would not only respond but treat me like a neighbor or client they have had for a long time. I love the family feel of the SML.

SML is a very friendly, professional, and responsible management company. I am very happy to have them manage my property in Sarasota. They are extremely quick to respond to maintenance issues and really go out of their way to make sure the owner and tenants are happy. Great communication! Working with SML has been awesome. I purchased a cute bungalow in Sarasota in April 2021 and SML has been amazing with handling my tenants and taking great care of my property. Every team member has been professional, have fabulous communication skills, and always have time for my questions. I feel very blessed to work with SML. When I purchase my next property, I am definitely working with SML.

Christy Smith is an excellent Property Manager. I feel very well taken care of. She listens well and takes action in a very timely manner. I currently have 3 rental properties that she is managing for me and there have been a handful of issues over the time (including the sudden death of a tenant) and all have been carefully and professionally managed.

We have been a tenant with SML for almost 3 years. Susan is usually our point of contact and she is always so wonderful to work with. She is always kind and willing to help in any way that she can. Susan is understanding and quick to fix any issue we might have. On top of that, their handy-man, Rob, is always fast and efficient! Very easy going and honest with us, as well as super helpful and skilled in his work. Susan and Rob are both great, our family really appreciates them!;-

We are currently renting a home managed by Sarasota Management & Leasing. We usually work with Susan and she's always very helpful. They have been very responsive to any issues or repairs we've needed to have on the rental. All of the vendors they use have also been very professional. Our overall experience as tenants has been positive.
