Positive verifiable rental history. Applicants with an eviction or foreclosure record will be considered if the eviction/foreclosure occurred three (3) or more years ago and the applicant has verifiable positive landlord history since. Applicants who own their home may submit 6-12 months mortgage payment history as a residence verification.

Unfortunately most people only post negative experiences. Heck I saw someone complain about speed bumps. Ive lived at the Pines for almost 7 years. There have been problems but they have always been quickly and professionally resolved. In 7 years Ive had 2 small rent increase's. Ive shopped around when given very early notice of an upcoming rent increase and found nothing better in the area.
The property is clean and management is constantly improving and and making upgrades. The complex is close to everything I need. Some people live to complain. The one thing i wonder about and have never been able to get a straight answer on is the water bill. I was gone from my apartment for 30 days and my water bill went up. Ive ask in the past but never got a straight answer.
It's not a matter of money just curiosity. I went from an apartment with 2 baths 3 people and a dishwasher to a unit with one bath no dishwasher and one person and the water bill went up. I'll probably never get a true answer on how the water bill is figured out. I called Guardian water and they couldn't give me an answer. Would like to know where the water meters are located? This is a quiet safe place to raise kids. Rent is fair so the utility cost of water is tolerated.

My family and I moved here from India 5 years back in 2015, rented from Sopy. I came to live at The Pines based on recommendations from my other friends and colleagues in the area. The Pines has always exceeded our expectations( no wonder we continued living here since 5 years!) in terms of excellent customer service, maintenance and location. Sadly enough due to family situations we have to move back to India for good, but if we continued living here we would have NEVER moved out of this community. Sopy has always been our go-to person for any issues or help during our stay here. We can never thank the community and Sopy enough!

This company is horrible! They steal your money in any possible way they can. They charge for misc things after moving out: scratches on walls, chips on appliances, etc. They are very sneaky. I would not recommend this company to anyone who is looking to rent. They use a portal but half the tabs do not work. You cannot see your lease, previous charges on it, previous payments, etc. Horrible company! Disgusting!

My daughter lives at the Mont Michel Complex currently and I can not wait for her lease to be up. It has roaches, mice, and mold. When she first moved in, things were already falling apart. We sprayed down her apartment for weeks. We were told by management that they will hire an exterminator to fix the problem but they did not. Of course they said they did and that the exterminator just happens to come every time my daughter is not home.
I asked kindly if the exterminator could leave a note or something just letting us know that he or she was actually there just like maintenance does and sadly, nothing ever happened. Now, luckily, there weren't a lot of mice, so that was an easy fix. However, the roaches stayed and are unfortunately still there, it is a lot less than before but still a problem. Recently, management has stopped paying water and now the residents are responsible for paying their own water without any explanation on why this has happened.
When first moving in, we were told that WiFi was free. It is not. It is actually $75 which isn't terrible but for some college students like my daughter, that could be a lot. On top of paying $700 for rent. There is a HUGE CAR BREAK IN PROBLEM! My daughter's car was broken and after speaking with a lot of the other residents on the property, their cars have been broken into as well.
Even when visiting my daughter, it is definitely not uncommon to see a car or two in the complex with their windows broken. I know recently, a few cars have actually been stolen. Unfortunately, there are no cameras on the property. With all the issues, it really makes me wonder what does this complex do with their money. The residents received new toilets but yet mold, roaches, and safety are still a problem. Makes you think about their priorities.
Aside from all of that, the neighbors are really kind. I am up there in age and every time I visit my daughter, I always bring her a lot of groceries and there is always someone offering to help us. Just the little things. Not all of the buildings are like this. Some of daughters college friends live in the other buildings within the complex and they have had a completely different experience, a better one, which is amazing because I don't wish this on anyone. The complex is close to UC campus which is nice. Do with this information as you wish. Just my honest review.

Ever since Rookwood Properties has taken over the management/ownership of The Knolls Apartments everything has gone down hill! They are only concerned about outside appearances for passerby's and the tenants are left suffering. The hallways and laundry rooms have not been cleaned one time in the month of June. They refuse to exterminate each unit on a regular basis.
When I asked about it I was told that I had to request my unit be sprayed but what good does that do when you live in an apartment complex and all the units are connected. Communication is horrible at best. Upper management will get on the phone and laugh, apologize and make false promises on what tenants can expect. Before renting from the Rookwood Properties umbrella do yourself a favor and look elsewhere!

Fairway Park has handled the complex with greatcare, information and attention during the Covid 19 and I am very grateful. The property manager.,M elanie Jetter, has been very involved and attentive during this time. While we have not had a maintenance person for months things have been addressed by Troy Jetter. Thank you for great service.

I would not advise anyone to rent through this company. My apartment flooded on April the 28th due to the unit above me and it'll be two weeks tomorrow and nothing has been done. The accommodations that were offered were unethical. They offered me a 100 dollar concession to stay and live in the unit while they fix everything as if it was going to be an easy fix.
My apartment smells awful and there is water damage and holes throughout the ceiling in my place. In addition the counter in my kitchen has detached from the wall due to the flood. Their other accommodation was move to a different unit for 350! When that was offered I was blown away! Why do I have to pay to move to a different unit. if the flood wouldn't of happened there would be no need for me to move.
I've reached out to legal aide and the health department and they have been working diligent to rectify the situation. I reached out to corporate( Jeremy Kanter) He seems to stand on Amanda accommodation. I've been a resident with this company since 2013 and never in a million years would i have thought they would treat a loyal tenant thats been loyal through the ups in downs in such manner! BEWARE!

My children and I are displaced due to this and they insist that we stay there with the foul odor and mess in general. I've been documenting everything; calls, emails, pictures and videos of my home, voicemails from them and anything maintenance have done.
So far no repair have been done. Only un-secure fans with no backs which are unsafe for my small children and two dehumidifiers which had my apartment 84 degrees. Yet they want me and my children to stay there! I even still payed my rent for may and cant even stay there! I DO NO RECOMMEND! They require a 60 day notice and they dont care about your nor your family. Their apologies are not sincere and their customer service is not up to par!

I'm completely unsatisfied with this property at North Park Townhomes. I've finished my 12 month lease and they are still requiring a 60 DAY NOTICE TO VACATE.in other words, you're responsible for 2 months worth of rent JUST TO MOVE OUT! Our property manager was rude most of the time, and I was NEVER late on a single payment. The pool CLOSED AT 8 PM even for ADULTS!
Do they not realize that it takes a security deposit PLUS FIRST MONTHS RENT to move elsewhere?! That's basically 4 months worth of rent just to move! Worst part is I've completed my 11 month lease already! I'm extremely put off. I would not recommend these properties to anyone.

Accountability is obsolete here. I would not recommend the thought of leasing to these properties for people of color. I never been late on my rent, ensured I had adequate information when I had an issue, and the professionalism in communication was never reciprocated. When I went to the regional manager, instead of addresing the problem he had the audacity to ask, "if you're so unhappy why did you renew your lease" instead of addressing the discrimination of his staff.
As a single-parent mom, it's not easy to up and leave and the fact that it was asked instead of ensuring people are treated fairly portrays how well they care about the tenant complaints. After I am finished with my Master's next year, it will definitely be time to move even if I have to change my daughter's school. Let's hope internet lines aren't cut for the third time and problems are addressed without people feeling the need to have rebuttals on completing the jobs that they are getting paid to do.
