I contacted them regarding a rental and scheduled a showing. The morning of the showing I get a text message from Charlotte telling me she's not feeling well and will reschedule when she feels better. I asked if there was someone else who could show the property as I was concerned about what "not feeling well" means especially during this current situation.

She told me no. I never heard back. Also the rental description stated that cats were allowed but when I spoke to her she told me that my cat would be a problem. Their loss. I just signed a lease on a nicer home in a nicer area and paid 6 months upfront because I can do that.

This company managed my building for over 2 years. Horrible experience from unprofessional people. All of my tenants paperwork was mixed up. They would schedule open houses and not even show up. Charlotte relies on inexperienced non licensed people to do her foot work. Everyone kept quitting on her. Then she had her husband WHO is NOT a real estate person do a walk thru on a move out and he didn't even know what to look for and she had to do it again and correct it. Bad experience!

Don't waste your time or money on this company. Quick summary- Pros: *Managed to get Tenants to pay online instead of checks Cons: *Never Sent Rent payments on time *Collected in correct amount of rent from multiple tenants *Awful coordination with repairs *Did the least amount of work possible *Unprofessional Owner *No Knowledge of Oakland Rent Control CES claims to be a cost effective, highly recommended company but its really a sham.

I had to call them every month to find out why the rent was not deposited into my account at our contracted date, the 10th. Each time the response was "Oh I was just about to call you." The company pays little attention to important things like how much rent they should collect from tenants. A rent increase occurred Oct 1st for each unit and CES failed to enforce it.

After conducting inspections, the tenants a few repairs and CES was supposed to coordinate with my handyman. On more then five occasions, they scheduled incorrect times and as a result no repairs were done. In addition to that, CES made no attempt to give the tenant(s) a 48 notice to enter the unit, with or without them being home to make those repairs. Again, this company seeks to do the least amount of work possible.

Their idea of checking on the property is doing a monthly driveby( not kidding, its in the contract). I'd finally had enough and asked to speak with the Owner, Charlotte Saulter. When confronted with the same information, she had a very careless response and attitude. At the end of the call agreed to mutually agreed to end the contract. The terminated occurred three weeks ago. CES kept my reserve funds( set aside for repairs) for no reason.

All balances owed to the company were paid in full and I had to send CES a demand letter to get them to release funds owed to me. I repeat DO NOT work with this company, you will regret it!
