I have rented a few other houses in the past through other companies and none of them compare to the level of service I received with Schambs. They are true professionals. Before the real estate market caught fire, we had a townhome that we needed to rent out. I spoke to 4 different property managers before beginning this new endeavor of becoming a landlord. I narrowed it down to Brian and one other property manager. I liked both of them equally, but Brian was super RESPONSIVE to our many questions so we went with him. Brian knows all the rules and regulations when it comes to renting a place out to tenants.
I was impressed! We did have one semi-serious issue with tenants causing unintentional damage to our home while we were renting it out, but Brian handled it quickly and very well. We are grateful that he was there to help us out during that incident. Renting out a property is super stressful, as it's probably the biggest investment asset most people own! I was happy to work with Brian and if I end up renting out my home again, I'd gladly hire him back.

Brian and his whole team are excellent. Great service, very responsive, very professional, helpful and all at a fair price. In the 2+ years of working with Brian I always felt I was getting fair value for the price and had complete trust that everything was being taken care of. My family and I moved out of our home in early 2019 and Brian and his team quickly got us under contract and ready to show and rent out.
We had very little downtime and it was all a very easy process. We are now selling that house upon early move-out of our tenants and once again they have been amazingly helpful. Great experience, highly recommend, no complaints.

There move out process is horrible! The only reason I gave them 2 stars is because when I had a problem I could call them. Except the fact that my place was infected with bugs when I moved in. I had to take care of that on my own. I also felt like I was being talked down too because I was a renter. I have property that will need to be rented out but ill never use this company for management!

I can't say enough wonderful things about Brian and his team! My husband and I have rented many places over the years, and none can compare to the care we received under Schambs Property Management. From application process to closing out our lease, it was a great experience. The team is professional, kind, and communicative. As tenants, any issues that arose were handled promptly and with care.

We spent 2.5 years with SPM, and the experience and professionalism they showed us was second to none. From moving in day, to being so quick and efficient if we needed anything done to the property, in an emergency, to helping us navigate an early release from our contract when we finally purchased a home. Even their portal for paying rent was simple and easy to use. We highly recommend SPM, they are outstanding in a very crowded market place.

We worked and lived in a rental townhome via Schambs Property Management for over three years. Not only was it a really great location and place to live, but we always felt like we had responsive and helpful people working with us. Brian was willing to help, even emailing tenants to warn about incoming storms and ensuring we were safe. If we had questions they were willing to help promptly and if we ever needed service, there was never a delay. They wanted us to be comfortable. Had a fantastic experience with Schambs. I ended up moving out of my place 2 months before my lease ended and even though I was responsible for the rent for those 2 months Schambs found a new renter to move in just 5 days after I moved out! They saved me 2 months of rent even though they had no obligation/need to. Very happy with the service throughout my lease, always quick to respond to maintenance requests and very friendly and helpful. I highly recommend!

Brian and Pete Schambs are the best! Renting a great property in Cary through Schambs Property Management was a delightful process because of Brian and Pete. Whenever there were any maintenance issues, even on a weekend, the problems were promptly resolved. Because we've had to move a few times because of career choices, we've had to deal with quite a few property managers. Schambs Property Management is by far the best management company we've ever dealt with.

Brian and his team are top notch! Everything in the advertisement was ready for us on day 1 and the townhouse was in perfect condition when we moved in. Unfortunately I was offered a position outside of Raleigh and had to terminate my lease after only 1 month. Brian not only made me feel confident in my decision but did everything in his power to get the lease taken over within two weeks!
He literally made a miracle happen for my family. You'd be insane not to use them has a property management group or find a rental they have listed, you WILL NOT be disappointed!

My wife and I utilized SPM for property management for over four years. We were very lucky to have found them. He makes everything work seamlessly and very turn key. Brian and his team did a outstanding job in not only finding great quality tenets, but also in the property management side of things as well. Brian and his team are fantastic and have always been very responsive to our requests! We lived in one of their homes for 18 months and their customer service was 5 star. Whenever we needed something done, Brian would respond to our request immediately and would work with us to schedule service (when needed). All his contractors were friendly and courteous.
He was also very helpful and forthcoming when we initially found the property, especially considering we were renting it sight-unseen from across the country. When we ultimately had to break out lease early to move out-of-state, he worked with us to get the lease terminated early and fairly for both us and the landlord. I'd definitely recommend them!

Schambs Property Management took care of everything from teaching us how rentals work to finding great tenants who took great care of our house. The website to login and see everything is great. Tenants paid rent?, yep. Deposit sent?, yep. Year end statements, done.
It even allows tenants to pay rent online. When my dishwasher quit I got a phone call and an email with options. I said that one sounds good and it was taken care of the next day. Happy tenants and happy landlord. When I decided to move on and sell the house they handled everything to get the house ready and did a great job with the sale. Very professional company and that makes the whole process much easier. If I ever rent out another house I know the first people I call will be Schambs Property Management.

I'm married to the lovely redhead who wrote the initial review on this place. I had a bad experience but I wasn't going to write a review at all. until I had a phone call with the man himself, Brian Schambs. You see, Brian didn't like Nicole's 1-star review and offered to give her that $50 back to re-write a positive review. He never apologized to her for any inconveniences or the fact that I pleaded with him for the $50 back a month ago and he refused, after explaining to him that we'd just relocated to North Carolina and didn't have much cash, nor could I afford many credit dings. Nope. didn't matter to this dude. Until, that is, he received a 1-star review.
Then suddently the $50 was no big deal! Guess what, dude. Keep it. If he had come back like "Hey guys, big misunderstanding. Really sorry about whatever happened but I'd like to show you I'm a good guy. Let's move past this, I'd like to return your $50 and if you guys would consider changing your review to something more positive, I'd love that." Nope.
It was more like "I don't like negative reviews. We did nothing wrong but I can't have a negative review so I'll give you $50 and you change the review." Kind of like. what do they call that? Oh yeah, a buy-off. I thought to myself "I'll wait and talk to this guy myself and we'll see what he says." He got on the phone with me and what started out as a civil conversation quickly turned bad when he started talking over me to prove his point.
He wanted to keep explaining to me how he and his company had nothing to do with the issue and when I tried to speak and tell our side of it, he'd say in a harsh tone "Can I talk please? Can I talk please? Thank you." At one point, he was going on about a tangent and speaking very abruptly with me. I tried to chime in and he spoke louder! So I tried to chime in again and AGAIN HE SPOKE LOUDER.
Finally I said "Don't f-ckin talk over me, dude" to which he responded "Oh, that's nice. I'll make sure to write in my reply to your wife's review that you cursed at me" then I said "Sure. Also make sure to include that you repeatedly tried to talk over the customer several times, raising your voice to prove your point and he cursed at you out of frustration." I shouldn't have cursed. but I let this numb-skull get the best of me. Wouldn't refund our money initially, wouldn't give us a copy of the credit report even - now he wants to buy a better review from my wife?
This dude should be in politics. Anywho, he continued to go into detail about what happened and why it was that they didn't do anything wrong to which I asked "How long have you had your business, Brian?" He replied "I've been running this business for 10 years." I said "10 years, good. So, question - as a business man, is it better to prove to the customer that you were right, or is it better to try and solve the issue?" He said "Well. it's better to solve the issue but that's what I tried to do when I spoke with your wife." I said "No, it sounds like you just tried to prove to her that you were right and it sounds like that's what you are doing now.

My husband and I just moved to the Raleigh area and have been searching for a home rental through Realtor.com. We found the perfect rental and from the Realtor app, there were no restrictions on pets. We applied through this property management company WITH THE INFORMATION THAT WE HAD A 9 POUND DOG. This was clearly stated in the application. We got the offer to take the house and then they realized AFTER that we had a dog.
We spent $50 on two credit checks and this company would not refund us, because of their mistake of not checking the applications. I don't recommend this company, because if they make a mistake on something as important as a rental application, what else are they making mistakes on? Try being an honest company and giving a refund for something that you did not check for.

I have to give you many thanks for all the help and support you have given me over the last 5 years. I know many times you have really saved me a lot of stress and work. I certainly believe that you have made a very difficult situation workable that would not have been had you not been there for me.
