Very upset and displeased with the service I have received from the managers and employees. We had a bad snow storm the last 2 days and I wasn't able to get out to pay my rent so I paid 1 day passed due and they refused to take off my 50$ late fee. Secondly, I've been asking them to fix my sink the entire time I've lived here it makes an extremely loud noise I'm assuming something is wrong with the pipes where the connected the apartments, but they refuse to send a Plummer out here and tell me there's "nothing wrong with it." Funny because no where I've ever lived has had a loud sound coming from in the bathroom that wakes me up out of a dead sleep. I'm really concerned because I'm 9 mos pregnant and I am being induced Friday I just wonder if the noise will wake my baby up I'm hoping not!
Just upsetting when you are pregnant and can't get good sleep in your own home. And them telling me it's "normal" I even have videos I've sent in of it making the loud noise. Let's just say I will NOT be renewing my lease here.

Horrible STAY AWAY. Reading reviews for apartments is tricky. One person says terrific another says horrible. It is from a persons experience and perspective that we write our reviews, and those experiences, especially the negative ones, should be seriously considered before signing that lease. So for those who keep saying wonderful, please respect the reviews of those of us who were not that fortunate to have only a few issues, and truth be told we outnumber you.
Its just that sometimes you don't want to be bothered with all this typing. Well for me, you provide below excellence service, disrespect me, lie about events and take my money, you will hear from me. Smiles in an office doesn't provide a good substitute for excellence in business. Having very few choices of apartments in Crown Point does not mean this is the best choice, it's just not many are out there to choose from.
As you can hear, I am the one who says HORRIBLE STAY AWAY. We had issues from day one. Toilets, tubs, fireplace (not working for weeks including Christmas), marble frame to fireplace fell off, electric outlets not working, weeks to get work orders, internet not working or slow as molasses, no working cable for days, charged for things we didn't have yet and having to ask for reimbursements, etc etc etc.
I once said that their maintenance staff was not sufficient to the ratio of apartments and repairs, they said they were within guidelines. That is what I mean, who cares about guidelines when your tenants have to wait weeks to have stuff fixed and issues correctly addressed. And yes, they do and did do the bait and switch on us as well. And at the end, stating in your email that you will not be renewing isn't enough, and cost hundreds of dollars.
So please send an elaborate email to Colleen that you will not be renewing, so she nor higher management will misunderstand and keep your money. Again, having very few choices of apartments in Crown Point does not mean this is the best choice.

This place is terrible. The whole place is falling apart. Good luck getting any maintenance. The people who work there are shady people you don't want in your place. Never can keep employees working for them. They have alot of fake reviews from people that work from them on here. You would think they would at least try to hide the names but the office staff leave 5 star reviews.
They won't plow the snow for days after the snow falls. Good luck getting in or out when it snows. I could honestly sit here and write 5 pages of stuff but do yourself a favor and just don't with mallard Bay. I'm sure there will be some response trying to minimize my review or something saying I never stayed there. Well I lived there for 15 months while our house was being built. Don't know what was more exciting moving into my new house or moving out of mallord Bay.

Lisa is gem and she was very helpful in making sure my move in was a success! Lisa made sure everything was communicated and I had all the resources. If Lisa wasn't available you have Emily who was just awesome and very friendly. I can say since Lisa and Emily arrived at Mallard Bay it's been cakes and pies! The wonderful ladies goes above and beyond.
I would like to add since I have a very busy schedule it's great to know you can pay your bills, request maintenance repair, and receive a timely response. I just love the paying online app it's such a life saver! I can pay my bills in between time of meetings! Lisa and Emily are great just give them an opportunity to work with you and you will see great results. A friendly smile goes a long way.

Overall the community is nice, addressing issues move slowly. I moved in around March and until new Manager Lisa came my work order was just sitting there due to short staffing. I knew Emma and Casey could only do so much but they were very pleasant the whole time addressing every email or calls. I gave three stars not because of staff but because of the tenants they have.
I don't know if it is a noise policy but in my building 4 the tenants in 419 seem to be a younger crowd are so darn rude when it comes to noise level. I have complained to office staff but no change. I understand you will get a little noise but on a constant pattern it's getting out of hand. Its July 1,2018 at 3:50 am and I'm up writing a review because guess what I got woken up by the tenants in that unit.
Some ppl do work including me who has to be there at noon. I feel for the amount of rent they charge they should enforce a noise policy it's all about being respectful of others like come on you aren't the only one living in the building. Its so bad to where I'm like I have to move either out or another unit I can not and will not deal with that type of behavior for the next 8 months. Overall Community nice, Staff awesome, just need to enforce their rules a little more better to tenants.

This place is not recommended. Mallard Bay, regrettably, is my home, although I will be moving. This place is run in a very unprofessional manner. The lack of responsiveness is shocking. An incompetent staff with an equally incompetent management will leave you with an unacceptable frustration level. And, if you need WiFi for work or just enjoyment, this is the third world.
They will charge you $80 monthly for, at very best, sporadic service. And only one device will work at a time. AT&T, you will find out, can not provide service. That is something very important to know before you move in, because it has caused me extreme angst since my company doesn't understand why I can't work from my home in the 21st century.
Your calls to the office are never answered, and messages never returned. For a model, they will show you a nice place. When you move in, however, you see how neglected this aging place really is and realize you were tricked. Service requests go u heeded. There is a high crime rate in the area they dont mention, and now we have a man running around exposing himself. It's a declining area, and you must learn that before you move here. Mallard Bay is very disappointing and very much overpriced for what you get.
Avoid this place, and this area. Unless you prefer decrepit apartments with many service issues, a third world internet/WiFi service, and an incompetent staff that runs the place.

Apartments are clean & spacious, grounds are well-kept, and maintenance quickly resolves any requests. Amenities are pretty standard for the price range, but the staff goes above-and-beyond by sponsoring fun events for the community. The location itself is perfect. Quick & easy access to all of Crown Point/Merrillville conveniences. The best part of living here has been the front-office staff. Kasey, Emma, Emily, and Lisa are always upbeat and willing to help.
Always enjoy my conversations with them when I go to sign for packages. (Perhaps I even buy more stuff from Amazon just so I can hang out with them?) Overall, a highly recommended property with staff that makes you happy to call Mallard Bay home.

These apartments are horrible. I moved in with my boyfriend about a year ago and we can both agree they are over priced and a scam. The website makes them out to be these luxury apartments, but in reality, they're not. He pays over $1,000/month for a one bed/bath that has a sloppy coat of paint slapped on with hair still included in it and a stained carpet.
There is barely any sound proof to the walls and the floors creak upstairs so I can hear every move the upstairs neighbors make, not to mention when they go to the bathroom at 6 am (I can literally hear them urinating). The complex for some reason allows full size dogs here so their husky barks nonstop all morning and night when they aren't home which keeps us up.
The shower drain was clogged with hair and some sort of build up (not ours) and when we put in a maintenance request they did not come, we had to plunge it ourselves. When his toilet was clogged, they also did not respond to our maintenance request, we fixed it ourselves. When the handle on his kitchen sink broke making it impossible to use to cold water, it took them almost a month to come fix, and when they did they didn't put on a handle that was labeled "cold".
The front bedroom window gets very cold in the winter regardless if the heat is on. At first we were happy with the complex, but over time our minds have been changed. The appliances are not updated, let alone anything in the apartment for that matter. For what you will be paying here, I can assure you that you could find something better elsewhere.

The air conditioning constantly goes out. They usually fix it quickly but it is about once per week. For the rent you would expect the apartments to be In great condition. Burn marks on bathroom counters, drawer fronts poorly nailed.back on, not all windows shut quite all the way, and lot of little things like that. Not huge problems but for the amount of rent they charge renters shouldn't have to deal with that.

They thought it was acceptable to give us our apartment (Day 1) with mounds of bird poop on the balcony. They said they have people coming in Tuesday to take care of it but, they knew for a month when we were moving in, so it should have been taken care of before we moved in. They also tried to up the rent that we already agreed to a couple weeks before we signed the lease. They're very shady and I would stay away.

I looked at a 2 bedroom and I loved the layout and the modern style. Very spacious and elegant. The price is right on track with market value. The property looked very clean and well kept. The location is just right for my needs being I work in East Chicago I have to use I65 witch is very close. My leasing agent was Kasey who was very knowledgeable and friendly not pushy at all. I highly recommend Mallard Bay to anyone in all stages in life, be it just beginning at your first place or recently divorced like myself it's a great fit for all.

We have enjoyed our stay here after three years, even though we have been under four managements. The new manager is very hands on and is willing to fix and change whatever is needed. When we first moved here, we had water in the ceiling for at least 1 year and the rent was never adjusted. After that hiccup and this new Manager we have been very pleased. We appreciate Rob, Holly, and Erin.

I had the pleasure of visiting Mallard Bay while I was in town for the holiday. They had a beautiful 3 bedroom. They layout was lovely. I never heard the noise of a neighbor the way you would think by being so close in residences. It was a very quiet community. Mallard Bay definitely had the "welcome home" appeal!

Giving this review 2 stars only because it seems by management responses to reviews that the previous office staff has been removed. I moved into Mallard Bay in March 2015 and enjoyed it for the most part (aside from pretty terrible internet/cable provided). When they changed office staff in summer of 2015 it went downhill. My air conditioning went out in the middle of July, and it never got permanently resolved.
There was clearly a coolant leak, and they kept putting more coolant in. I'd have AC for maybe 12 hours and then back to the 80+ degree apartment (I was on the 3rd floor). They rode the summer out until AC was no longer needed (good luck whoever lives in my old apartment this summer). I got transferred to Michigan for work in November. When I approached the office staff (Xavier) about procedure for early termination, I was just told that it would "be expensive." When I asked what the fee is, I was told "it's like $5,000." Long story short, I paid the remainder of my lease without living in the apartment for 5 months.
