I used TCS to manage a property after moving out of my house in Fishtown. This was my first time going through the process of having a rental property. The realtor I worked with through TCS was fantastic. I had an issue with communication early on in the process with my support rep, the owner reached out directly and rectified the situation quickly. Will use them again in the future.

We have been extraordinarily patient with Madison Parke and TCS management but they are incredibly poor property management companies. We requested maintenance repairs to the HVAC unit 05/12 and we are still left with no air.see pictures below. It is unbearable at this point, we are starting to feel physically ill due to the heat. Regardless of the situation you do not pay $2225 for rent and have no air in 90 degree weather. Unacceptable.
The housekeeping of the property is appalling. You can tell there is no regular cleaning schedule for the public areas. The rooftop advertised when we viewed the apartment in January is still not done in May. I'm assigned a parking spot for an additional $200 a month. I barely get to park in it because someone else is always in my spot because the company fails to identify reserved parking spaces.
Service delivery is poor here. It should not take 2-3 weeks to assess maintenance tickets. Provide the services you are charging us to provide. We have enough going on, we don't have time to micromanage and ensure you guys are managing the property effectively.

Apartment hunting is hard, so after touring several units in a large multi unit building but realizing it wasn't what I was looking for TCS Agent Dean Pileggi asked me what was I looking for. So I was pleasantly surprised a few days later when Dean sent me a perfect listing, it checked all the boxes and more! He was flexible with my hectic schedule but found time for a viewing, followed up throughout the application process and talked me through all the "what happens next" questions.

I worked with Dean in renting out my two properties. He was able to get them both filled with quality applicants quickly, which was no small feat in the middle of winter. He updated me periodically throughout the process, but it never felt like he was turning the work over to me, which is what I wanted to avoid when I chose TCS. So far so good with the new tenants. I would definitely work with Dean again to fill future vacancies.

DO NOT ALLOW TCS TO COLLECT RENTAL ASSISTANCE FUNDS ON YOUR BEHALF! If you are a property owner, please be aware of TCS' misuse of PHA rental assistance. They have been collecting rental assistance money and using them for their own purposes. This misappropriation has happened to several landlords, and we understand that some of them have prepared a formal complaint to PHA which PHA is currently reviewing. TCS may no longer be allowed to collect rental assistance on behalf of its clients.

It's been about two months since our washer has broken. First it took forever for a maintenance person to contact us (and that was after I threatened to use rent money to buy a new washer), he said we needed a new washer and would relay this to the people who would take care of it. It's been a week and a half and haven't been contacted at all. Maybe if they see this review they'll finally take care of it.

I moved into a brand new unit which I love. Cheap paint but still a very nice unit. The staff in Unprofessional and very rude Maintenance is horrible and don't fix things properly and the street I live on is very dirty, Neighborhood not too great and the staff with this company don't make things better. You live and learn and this truly was a very big mistake that I gotta live with

Have had them managing my properties starting about 2 years ago. i recently got a big list of violations from township, made a stop to the property and. these people have been lying through their teeth. only writing this as i had another meeting earlier with them today. and. just abysmal. just as an example - money for a refresher paint job was charged - (they used an internal contractor) - but it is clear the contractor only used a roller, and nothing else, sides and edges are incomplete. This is the most easiest example.

I was pleased when I moved in.but when I moved out No one from TCS did a walk through with Me. Someone also said that I broke tiles in the bathroom which I have pictures of the same tiles when I moved in that were broken. I was accused of damaging the kitchen tiles as well but they sent No pictures of that! So they refused to return any of My Security money. I Truly was a very Good Tenant I wasn't late with rent & didn't complain about much at all. This was so unfair, I'm very disappointed in TCS management.

And they suck when it comes to maintenance, got a years worth of rent of front from me just to move and have to wait two weeks to get hot water heater fixed. Never heard back from landlord or anyone about a credit for two weeks of not being able to wash me or my son Tried to charge me for a water previous water bill from before I moved in and when I asked for the bill I stopped getting responded to and it just magically dropped off my invoice. Had a leak fixed n my living room and now I have to cancel family coming iver bcus there's a huge hole in my living room ceiling and I'm being told to just wait on a call. Had a leak in my kitchen sink and they told me it was my fault bcus I had pots under my sink, didn't kno I couldn't store things under my sink

They are now charging $50 per light bulb change. We had assumed the large rent we pay covered all maintenance. It had been covering light bulbs (that we can't reach) for the 5-6 years we have lived here. Now they will not fix due to emergent issues. We actually just moved out and are thrilled because they have really destroyed 1 brown apartments.
They will charge you your full security deposit. Beware. They tried to charge for the full amount of rugs. We had been in the unit 6 years and the rugs were not new when we moved in. Lots of break ins - someone is using a key to break in at their 1 brown apts buildings. They hid break ins to storage units.

I have been a tenant in a TCS managed property for 7 months and it has been a horrible experience. I should've realized from the time I moved in that this was going to be a bad experience. I had to make 3 requests prior to move in to properly clean the house due to the kitchen still having food in it from the previous tenant, grease and dirt on the stove, dirty dishes in the dishwasher, and urine in the toilet.
Then I had a random phone calls from a realtor demanding pictures of my home with no explanation. I had to callTCS management 4 times asking what this was about with no return calls or messages until after the 5th call to find out the owner has decided to sell the house. No communication from the management company, only the listing agent. Now, I've been dealing with a significant leak in my finished basement for a month and it still has not been resolved.
I submitted an urgent maintenance request and 48 hours later 2 guys showed up with very little advance notice, spent 10 minutes looking at my basement and outside on the patio then said "we will be back 20 minutes". I never hear from or saw anyone again. After 9 days, 4 voicemails, and 2 additional maintenance requests later I finally hear back from TCS saying the owner has approved the repair work and that I will be hearing from the TCS approved repair man.
The next day I get a call from the repair man and schedule a day and time. That day comes and he texts and says he can't come back because of the weather so we reschedule. That day comes and he doesn't show up. I call and he stumbles and says "oh my guys got into a car accident". They finally come the next day only to tape trash bags around an area where they believe the leak is coming from.
Two days later my finished basement still has water in it and it is still actively leaking. I have also made multiple requests for a mold test with no response. This company is TERRIBLE with communication and responding to their tenants concerns. But if you owe $27 for a water bill they contact you constantly. Don't rent from them if you are concerned about living in a moldy house or believe in proper communication

TCS took over a house we were renting in Kensington. Not only did they charge us for our last months rent though we had given last months rent when we moved in in 2018 to previous management they also claimed they would refund us at the end of the month (which was this July). We have reached out asking when we would be reviewing refund and so far crickets. Good for nothing thieves

Raffi doesn't recommend TCS Management Services. They are incompetent. My roommates and I signed a lease for January 15th. We just got the unit keys yesterday. Below is my memoir of what happened. December 20th Raffi and Mike meet with the realtor Zach to take a tour of 431 West Berks St. Unit 2 Unit 2 was unlocked We love the house and are wondering about their pet policy At first he said no dogs. Mike asked again about dogs and said he will check with the owner.
We get the okay for dogs. Zach emails Michael and Sam and Raffi applications Michael and Raffi have parents co-sign Applications Michael D Paul D Raffi C Mark C Sam S Michael and Paul D pay the monthly pet fee ($25 /month @ $300). paid all at once. Also paid the one time non refundable pet application fee @ $500 December 27th Zach the realtor texts us and says you got approved for the house Need $1900 security deposit to secure the house.
On January 1 Sam S gets a certified check and drops off at TCS Management in Old City January 1 Raffi helps their friends move in to unit 1 We see if unit 2 is unlocked It is still unlocked January 15 lease begins, Raffi mets with Zach for walk thru and get a set of keys. Raffi receives one key to the roof and mail box key. I was also given 3 key fab for a building that has no fab entry strip.
Still no unit key. Zach says he will take care of this and the unit key will be taken care of on Thursday Jan 16 January 16th Zach told us the keys would be in drawer in the kitchen. No keys. Zach says keys will be in lockbox on Friday the 17th My friend sees an unknown woman drop off the keys in the stairway while waiting for his girlfriend to get home.
She leaves quickly and leaves the building unlocked Raffi is hopeful the keys will be corrected January 17 After work Raffi goes to Berks. Zach texts Raffi codes Lock box code not working Raffi calls Zach. Zach calls, an unknown Woman, the woman sends screenshot of a text saying "I left them on the stairs with their ring doorbell box" Raffi gets the keys from the stairs. Nope. It's front door key and roof key.
As I was testing the unit key (with the roof key) the unit got locked. What the hell. January 18 Was hoping to hear back from realtor TCS or some one. Nothing. We had to break in with a key card. Movers scheduled for Monday January 20th Sunday nobody responds January 20th Sam gets an email from TCS to come to the office and get the unit keys and front door Raffi goes to pick up the keys.
I go upstairs. Again. Raffi if is Hopeful. I get back to Berks. I get building door unlocked. Good I go to test the unit. And yet again it does not work. What do i do. I test the roof. I have another roof key I have 5 exterior ROOF keys to keep the burglars off the roof. I reached out to Jill who told me to reach out to our leasing agent Nicole. (not our leasing agent.) I reached out to her who told me to reach out to Zach who was our easing agent.
I texted Zach who told me to text Angela saying she is the definite person to go to. I called and texted her. Jill texted me Monday night and said Angela is coordinating with the owners January 21st Jill texted Raffi and said Angela is working with the owners to get the correct keys I told them if we do not have the keys by the end of the day we will call a locksmith and send TCS a bill along with a key. Angela went to property with the original set of keys given to them by the owner and they did not work either. Angela is having the owner reach out directly Jamie at TCS reaches out to Sam S to say that the owner will be changing the locks today so a copy can be given directly to one of the residents Raffi and Sam S arrive home just after 730.
The door is locked. That's a good sign They go for the lockbox and try 3 different codes. Everyone is pissed. Raffi texts Jill. Sam calls TCS. Raffi is on the phone with locksmith. We just got in at 8pm last njfht The tenants from unit 1 called Brad from V2 construction. He gave us the correct code. I highly do not recommend this company. Bunch of idiots

Terrible. Since October 1, we've waited to move out and decided just a few months after moving in we would not renew our lease. We moved in to find supplies laying around, issues still unattended to, and no instructions on how to even get in. Oh, and I wasn't even able to move in on October 1 because despite a gentleman named Rodney's claims, the place wasn't entirely ready for move-in.
He is disrespectful and beyond frugal; it took 2 months for a hole in our daughter's ceiling to be fixed despite our informing him she's asthmatic and anemic. Maintenance requests cannot possibly be taken seriously as we've gotten vague responses to inquiries and it just seems TCS is more interested in collecting rent money than providing a clean, safe place for people to live.
If there is a TCS employee whose job it is to respond to these reviews, please spare us the contrived mess about wishing our experience were a better one and put that same effort into ensuring your properties are inhabitable and the people managing them aren't so casually incompetent.

If you are a property owner, please, I implore you to go with another property management company. I've had a broken heater for 2 months and it's winter and they cannot seem to fix it. I've had to rearrange my schedule no less than 8 times to accommodate different people come over and try to fix it then they don't follow up (or care) to see if it was ever fixed. It wasn't. I could go on but don't want to bore anyone. Trust me. Stay away.

I rented a property through them for a year and it was nothing short of awful experiences for me. First, we were promised that the home we were renting would be cleaned before we arrived as well as a crack in the bathtub would be fixed. The day we moved in neither were done so we needed to clean the property ourselves and the tub was still not fixed when we moved out a year later, after VARIOUS work orders and reminding them of the rust that was forming inside of it.
Before we left the property we told them that there was possible mold forming in the basement and that was also ignored which is a health hazard. Communication is atrocious. They sent us an "accidental" lease termination in my 8th month of pregnancy and it took 48 hours to contact them regarding it. We found a new property and asked to have our lease ended early since our last day was my due date for a child.
It took two weeks for them to get a response from the owner. I obviously had to move out before my due date so I needed to pay rent at my new home as well as the one that I left a month before the lease ended. I would expect more professionalism, customer service and follow through. Everything is blamed on the property owner which also is their fault for not forcing more follow through from the owners. If you value your money, expect people to work WITH you and expect a livable property- DO NOT USE TCS, it has been a nightmare.
Before we left the property we told them that there was possible mold forming in the basement and that was also ignored which is a health hazard. Communication is atrocious. They sent us an "accidental" lease termination in my 8th month of pregnancy and it took 48 hours to contact them regarding it. We found a new property and asked to have our lease ended early since our last day was my due date for a child.
It took two weeks for them to get a response from the owner. I obviously had to move out before my due date so I needed to pay rent at my new home as well as the one that I left a month before the lease ended. This is my first experience with apartment and this is company has given me the worst problems with communication and customer service. I have not received the proper customer service since I started with this company. I had an issue with my information with the electric not matching with the electric company and when I called to speak to someone they gave me the run around. Angela Calvanese than suggested that I wait until my move in date to find out if the electric is on or not. I found that to be very unprofessional. Then recommend me to speak to someone else.

This company isn't worth your time if your looking to rent property. The management in this office is DEADLY look at the condition of my young daughter and grand children are living. After several conversation and working with them to solve the issue here we are today with an even worse issue. This constant flooding is not only a danger of the mold growing back but it's so much that I becomes a LIFE DEATH situation for my 3yr old grandson to drown. Is it really going to take a DEATH before this owner does what needs to be done, I'm writing this as an official notice of me complaining publicly after speaking too the building manager

Terrible company. No communication, overpriced repair in house folks. They over charge their landlords for repairs and they do a terrible job on repairs. They came in to repair drywall but did not sand, prime and paint. They lost my lockbox code, and had to send someone out to cut my lockbox. Then they didn't properly secure my back door and my house was left wide open.
They tried to charge me for faulty work. Now they won't take me off their email list until I "pay" for work they did a crap job on. Terrible. Don't sign up with these guys! The lease up agent did communicate through the process at all. Property sat for month.

Excellent customer service from the accounting team! I had questions about my most recent statement and time was set aside for a meeting to address all of my questions. Items that required further action were directed to a supervisor and my issues were resolved quickly. I am glad I decided to change property managers to TCS. So far this has been an awesome experience.

I would not recommend this company for anyone. Inquired about one of their properties and the person I dealt with was very rude, judgmental, and condescending. I was grilled by one of their employees (Tyler I believe) on how my choice to live in the area would not benefit me. Little did he know that I work in real estate and that is called steering, which is illegal.
If I'm inquiring with you - a leasing agent, about a property, it's to live there not anything else. It should be your job to sell me a lease, not project your opinion on where I should live. After checking out the property myself, I confirmed that he indeed lied in our exchange with the excuse on why I wouldn't be able to live there and was steering the entire time. I recommend that prospects highly think twice before considering this company and any of its properties as a suitable option.

TCS is managing my property at Cityview. They are super responsive and courteous. Gaurav is very nice, smart, professional, and hardworking. For property management, they try to manage your property like it is their own. Their fees are also competitive. Lastly, a suggested room for improvement is to work on communication between their team members. This is challenging to do with a fast growing company that deals with many different types of people each day, but Gaurav can do it.
