Blackstone Management, LLC has always been professional, courteous and responsive to all needs and helpful during all Board meetings. Forrest and his team were also experienced and timely of all requests. Our HOA has, unfortunately, gone in a much different direction and suffice it to say I will miss Blackstone's efficient management style.

If there is a negative star I would give that to this company. They were the HOA management company in my neighborhood from 2018 to 2019. First the owner Forrest is a liar and have a bad attitude. They even failed to file the HOA tax return for 2018 which we came to know from IRS just now. Do not hire this company.

I have lived at a property that Blackstone manages for 2 years now. I must admit that it's a joy to come home to a beautiful, well maintained property. They have a company that cut the grass weekly, snow being removed has never been a problem, maintenance requests are handled expeditiously, emailed requests are answered promptly and just recently, Forrest Baggarly was thorough and patient when helping me deal with insurance questions and issues dealing with my unit.

When I tell you each time my frantic self called, he answered and talked me through it and for that I truly appreciate him. Thank you Forrest and Blackstone Mgmt., I will always remember your kindness.

We have done work for 7 years now as a vendor for Blackstone. Every interaction we've had with them has been positive and there have been many! Communication is always clear and prompt, we always know exactly what they expect of us and we are always able to easily clarify anything needed with ease. If only all customers were this easy to work with and prompt on payment!

If I could give this management company more than 5 stars I would! Their maintenance team is beyond awesome! My mom is an elderly woman living by herself and sometimes needs assistance with things in her apartment. The response to her maintenance requests are very swift and the time it takes them to come out is great! Even in the pandemic! I feel at ease knowing that my mother is in safe hands and well taken care of. Keep up the good work guys!

Absolutely scammers. Stay away from this HOA totally useless, extremely rude and very very unprofessional. Have accused me of not making monthly payments even though I have provided proof. We pay 219 a month for absolutely nothing. This association thinks in it above the law. All the late fees they charge you even if you there is no late payments finances their lavish lifestyle. I wish FBI could investigate them.

I had to move for work, and they gave me hell. They would not help me at all. Previous tenant destroyed the apt, including cigarette burns on the carpet that they held me accountable for. I found a tenant to move in so that I could move out. That still wasn't good enough. They won't refund me me the amount for when the new tenant moved in, which is ILLEGAL. Blackstone mgmt is a scam.

Case search proves it. They charged a $750 transfer fee for the new tenant to take over. For what? Because I did all of the work for someone else to move in. I HIGHLY recommend not signing anything with these people. When I tried to contact them about these issues, I was hung up on twice and then belittled by the owner. DO NOT RECOMMEND.

We used Blackstone as property manager for our home. During that time, we requested status of the house after a significant rainstorm and received no reply. We also contacted them twice about increasing their service (and with a willingness to compensate for this), again no response. Since we were paying them to manage the property, we expected some level of communication, but it really appeared they could not care less about our property. Bottom line, we have moved our business to another property manager.

I have lived in my subdivision for 18 years and Blackstone Management has been the best property management company we have had. They are always on top of things when you reach out to them to have something done. Moved out of a unit managed by Blackstone, had it professionally cleaned and professionally carpet cleaned. Management is stating that there was bleach on the carpet and charged $600. I let them know that bleach stains were on the carpet at move in and it was reported on the move in sheet showing previous damages. Now management is saying there is no move in sheet for my account reporting these damages.

Which is an outright lie. I personally filled it out and submitted it to the office. They also stated the kitchen floors were dirty. Which is also a lie. I took pics of the place when we moved out after the professional cleaning, which I have receipt for. I unfortunately am going to have to escalate this legally if I dont get a response from the owner. Updated post: I have submitted receipts of professional cleaning.

I have submitted the move in checklist 2 years ago when moved in. I was offered to be let out of the lease 1 month early because you had a waiting list and could fill the apartment. And I have that email to prove also. You did no favors for me. When I spoke to you, forest you were adamant you had already spoken to me. More lies. I had not spoken to you. I have never in my professional career ever have spoken to such a deceptive owner of a company before in my life.

Today, July 23, 2018 my water was turned off due to nonpayment. I reside in Charles County, MD and if you are a renter, as I am; you have nothing to do with the transfer of water & sewer services. It is only your responsibility to have the gas, electric and trash services placed in your name, not water & sewer. That is done by either the Landlord or the Property Management firm.

So wasn't I surprised when my daughter called me to share that the water had been turned off due to nonpayment as I had never received a bill. I called Blackstone Management to share the situation with them. I spoke with a Forrest Baggarly, Managing Director. He placed all the blame on the Water & Sewer company, alleging that they had neglected to transfer the water & sewer account even after 11 attempts.

When I spoke with a representative from the Water & Sewer Company she shared with me that all transfers are done electronically and that no title company, landlord or other property management firm had ever had any issues with the transfer of service. She also stated that Blackstone Management had no prior conversations with them since 2016. Mr. Baggerly is a liar and had the audacity to share with me that because I left a review on Google, he would not refund me the monies that I had to pay for reconnection fees of water service per their mistake.

I've lived in this apartment for 3 years and never had a problem with management until Blackstone management took over. I've told them multiple times what needs to be fixed in my apartment and they continuously work on the apartment upstairs. They start at 6-7am, wake my 1 year old up every morning and while they are banging on the floors upstairs my ceiling is falling to pieces on my floor.

There is black mold in the bathroom in the caulking and instead of taking the old caulking out he just covered it with new caulking and made a bigger mess of it and didn't even cover the mold up all the way. And when I tell them other problems in the house like the door fram around the front door coming off. They told me it's not their job to fix it. this management is horrible I suggest you don't even get involved with the company as a tenant or an employee!

Hi, I was selling a home that used BlackStone Management. I needed a Re-sale Package for the Town Home Association Rules. Mind the fact that I have been paying the association fees for over 28 years and never received an addendum or update to my original package of association rules. Never the less, they demanded $150.00 for a current copy. Then they required a fee to send it FEDEX. Okay, they want to bend me over and they know they got me.

I pay all of their fees and wait - for weeks! With the closing date for the sale approaching and still no paper work from BlackStone, I search my email account to see if I missed something and I do find a letter from them where they attached the documents to the email. I call them up and asked why I was charged FEDEX fees - no explaination offered.

Just another commitment to try it again. So I wait a few more days and still nothing. I call them up again and they tell me they put it in the USPS and have no tracking number of the package. In any case, I call my title company to tell them what is going on and that I might not have the paper work required to do the closing. Then they tell me their story of how BlackStone Management jacked them up for $50.00 to give them an application form for them to fill out. This is a lousy company in my opinion.

Worst management company I have ever dealt with. I have monthly dues but yet they refuse to send me monthly bills. I just received in the mail today a collection letter from the company's attorney. I contacted the attorney and even the staff member I spoke to at this office stated that Blackstone should be sending me monthly bills for monthly statements. Sadly, the attorney couldn't do anything and gave me the number to contact Blackstone directly.

The lady who answered the phone was useless. I asked that a bill be sent monthly but her comment was that they send quarterly statements and that's it. Quarterly statements is three months! So by the time I receive the statement it's technically already two payments past due. Kicker, if this were true, I would have received a "quarterly statement" around June/July which never happened! I am more than willing to pay my bills but I would appreciate a bill! Now I have to pay attorney fees and late fees on top of my dues.

Hampshire Hall Community Condos, Upper Marlboro, MD The Blizzard 2016 was the worst snowstorm I have seen. The snow plow company they used never completed the snow removal and decided to bail out of their contract. Blackstone Management immediately starting looking for another snow plow company and cleared the roadways within 24 hours. Thanks! Much appreciated!

Great company!. I am now a board member with my community and it has been a pleasure dealing with Blackstone. The customer service is great, and for the past year we have had no complaints. They are also hip with the times. You can do most everything online and the app they have is awesome. This is very convenient for me as I am always on the go. So glad my neighborhood is managed by Blackstone.

The office has had staff changes since my original review and is doing a much better job with my development. I look forward to more positive changes! Firstly, Id like to state that my initial review in 2014 was edited after my HOA president personally visited my home asking.pleading really, that I remove my initial review of Blackstone after I had a less than positive experience with them. Needless to say, they were willing to correct the issues I had with them when I agreed to do so. I'm all about second chances, and I try to be fair in any given situation.

Fast forward to this calendar year. HOA dues for the entire calendar year are due on 4/15, and you get a notice stating this at the first of the year. Shortly before the 4/15 (Wed) deadline, I get a reminder flyer in the mail from Blackstone (mass mailing) stating that any dues received after 4/24 (Fri) will result in trash service suspension beginning 4/28 (Tues) which is one of the penalties for non-payment.

The flyer does not indicate that there is a late fee even if you pay prior by the deadline for trash suspension. So, I misinterpret the reminder as 4/24 being a grace period from the due date, and I pay before the office opens on 4/20 Mon). On May 5th I receive a letter stating that my payment was late with a late fee assessed and it is stamped with a 30 DAY LATE stamp which it clearly was not.

I send an email through their website as HOA members are told implicitly not to contact the board but go through BM. No response. The Property Manager is curt and defensive when I call today (5/13) inquiring about the status of my email request, stating first that they didn't receive an email, but then later acknowledges it, stating that there has been a transition of employees and she's not sure why it wasn't answered.

Then she informs me that the late fee wont be reversed and I ask to speak to Mr. Baggerly regarding the lack of response. She tells me she will give him the message, but he may not call back. Huh? I ask why wouldn't he call back if I leave a message? She just says the call would be referred back to her. I infer to her that I will pay the fee, but will update my review regarding their cust. serv and lack of response on Yelp.

Three minutes after we hang up Mr. Baggerly calls and states that my email was referred to the board for approval of the late fee reversal and that is why I never received a response. Oh.ok. I ask why I wasn't informed of such if that is the case, and inform him that the PM indicated that the message hadn't been checked before today. He asks what he can do to rectify the situation and I tell him its fine at this point because I'm over it.

Its now about customer service, it goes beyond a late fee. He gives me his personal contact information, but I am still here writing this review because I believe I only was given the time of day because I mentioned Yelp. I could be wrong. I certainly hope I am not targeted as a result of this review.

Absolutely horrible company. I am forced to "communicate" with them because they're the HOA for my home. On multiple occasions I have sent multiple emails and letters with basic requests and they've gone unanswered. I have spoken to multiple employees for common requests and my requests have gone ignored. I have even spoken with Forrest Baggerly directly and although cordial, his follow up is LACKING. They just don't care. I would not recommend this company to anyone.

Blackstone Management is the best property management company that i have had the pleasure of working with in the metropolitan area! No other management company can compete! Very professional with prompt communication and responses. They have a wonderful staff who are very attentive and easy to work with! The are readily available and act expeditiously to any issues that arise within the property.

They are very receptive and logical to the feedback of their clients. They do inspections on a monthly basis to prevent any issues before they occur. They are always a few steps ahead with superb technology. They have a mobile app to make requests and communicate while on the go. Impeccable service!

The property manager that we worked with via email and phone calls was very responsive and communicative and really great at keeping us up-to-date with the status on the apartment and move in date. When we met for the walkthrough the property manager was very friendly, super helpful, and knowledgeable about the property, which was clean, well-maintained, and in great condition.
