A: Your rental home is a mess and the tenant says that "it was that way when we rented it". Who's going to win if they insist on going to court? That depends on the care that was taken to document the condition of the home when the tenant actually began their lease. We take dated photos and/or video of each home, inside and outside, in addition to a detailed room-by-room inspection checklist of the home's condition. These exacting and accurate records make it very difficult for a tenant to win in falsified or exaggerated damage suits.
The Capitalization Rate calculator gives a quick read on the economic viability of renting out, rather than selling your house. It divides the net operating income (from renting the property) by the expected sale price of the house, giving you an investment yield. If this yield, also called a "capitalization rate, " is less than what the long-term Treasury securities are currently yielding (around 5.7%) you're probably be better off selling your house.Review your property taxes for the major portion of this value.

I've applied for one of the apartments through this management and paid an application fee. However as many might know it is a crazy competitive market in SD right now. And even if you applied within a day after the apartment was posted for rent it is a high chance that a bunch of other ppl have done it before you. This means that even after paying the credit check fee you don't even get to be checked because there is a line of people in front of you. So, I didn't even get to live under this manager, however I appreciate the fact that they actually reimbursed me for a credit check fee.

This is the 3rd management that I applied through and where I don't even get to the point where they run the credit check and none of them have even the slightest thought of reimbursing for this wasted time and money. And this management team did and I truly appreciate it. Maybe a little thing, but it hits the right spot, especially with this current market. So thank you.

We are landlords and have worked with Rancho Mesa Properties since 2014. I expect a very high level of service from vendors and don't often get it, but Rancho Mesa Properties is the exception! They are FABULOUS. I'm not even sure how they do it, but if I send an email request to Charles, he always answers me in less than 5 minutes. They are super, super responsive and never bother us with things - they just take care of it. Highly recommend.

I have lived in a unit managed by Rancho Mesa Properties for almost 2 years now, and it has been a wonderful experience all around. Imelda Ortega is a responsive, reliable landlord, and I am thankful for all of her assistance over time! Great location for a great price, I would definitely recommend RMP to a friend. :

I highly recommend AGAINST using Rancho Mesa properties. Day 1 we moved in, we noticed multiple cleanliness issues, including dirt and grime in the showers, dust, and spiderwebs. Overall, not a huge deal, we spent the good part of a day cleaning it up ourselves, and moved on with our lives. Later in the year, upon move out, we found out that Rancho Mesa properties had an issue with covid and was unable to meet at the property for our move-out meeting to go through the house.

It looks like they went through it around 2 weeks after we moved out. I was working with someone called "Tony", unfortunately he couldn't locate the return of our $5,000 security deposit. Couldn't find out when it was sent, who it was sent to, or where it was sent. He suggested it might have been "cashed" and that wouldn't be their problem. Then, with no clue where the $5k is, Tony completely ghosted me and I never heard from him again.

Finally after constantly hounding them, and showing up at their business, I got my $5,000. Oh and guess what, it wasn't $5,000, they charged me $75 dollars for "Spiderwebs and Dust" even though we left the place much cleaner than we got it. Ironically, we own a Rancho penesquitos property that we were looking into renting out using them! NOT ANYMORE! Take your business to a company that is able to keep track of your money and doesn't ghost you when you come around asking for it.

Owners be warned! After 17 years with Mr Townsend Their very own inspection report states Landscapers have stoped coming so states the tenants. see all pics and screen shots below. copy/past Dear Jimmy PATTERSON, The gardener states they have been to the property on a regular basis. They deny your statements they did not do the work for the year. Rancho Mesa has tried to assist you, even though we have no reason to do so.

Our firm has completed this investigation. This is the decision of our firm. Normally nothing would be paid by our firm. This payment is being done only as courtesy to a former client. Respectfully Alan Townsend Copy/past Mr Townsend Take the time and look at the Pictures in the report. It is clear that the landscaping is not being done. Look at the pictures taken in September, again it is clear in the pictures that the landscaping has not been done.

I have photographic evidence of inadequate landscaping, you have the word of the landscaper, and in my opinion has been caught not doing the job they were hired to do. Also Why is their a bill for October 2019 when your management services had stoped at the end of September? Sir this is frustrating me, It is not my intention to get into an argument.

I simply wanted to show you that you don't have the best landscaping Co. working for you and that you might want to give them a little scrutiny. I firmly believe one should get what they pay for and in this instance I don't feel that way. Jimmy

Rancho Mesa Properties has been managing a property I own in the San Diego area since 2008. They are exceptional property managers. I have had great tenants and my property has been well maintained. Their fees are reasonable for industry standards and it is worth the fees to be worry free. I highly recommend Rancho Mesa Properties for all your real estate needs.

Renting from different property management companies can be a hit or miss experience when it comes to service. After renting from Rancho mesa for a few months now, I can say it's been one of the better companies I have rented from. They seem like they are working to make the experience better which I like to see!

Right from the get go, I spoke with Christian, and he was able to help me find a property to rent and he even took the time to walk me through the entire process. When it comes to customer service, in the beginning it took a little time for the team to communicate back to me, yet as I continued to work with them and their process, they were able deliver exactly what I was looking for. Would definitely recommend working with them in the future, really seems like a working team that is always looking to improve.

My experience with Rancho Mesa Properties has not been positive and after a sudden rent increase of 27% after 3 years with no upgrades and very few repairs I found it was time to write this review. With my particular unit the rent was reasonable until now. You basically got what you paid for. When there were issues with the unit, Rancho Mesa would send someone out to inspect, but rarely fixed anything.

They would basically just ignore the issue. If they did have an issue fixed, they would hire a contractor who would spend most of his time talking and not working, but yet charge the owner the full amount. The repairs they did were less than satisfactory. Rancho Mesa seems very disorganized and clearly does not treat their tenants very well. I do not recommend renting a property from them, nor do I recommend listing a property with them.
