Rental Management Services
* No upfront fees.
* Complete background and credit check on all applicants.
* Bill pay / service invoices
* Handle all paperwork with tenants (rent collection, late fees, repairs)
* Coordinate home repairs and services through your choice of Maintenance Company or ours at your discretion for a 10% mark up fee. Includes pictures, bill pay, and coordination and scheduling with vendor and renter.
* Collection of past due funds owed to owner.
* Rent collection and disbursement to owner minus fees. Late fees, Insufficient funds fees, and any others imposed will be charged and attempt to collect from renter.
* Owner will provide separate Trust account for security deposit of each residence.
* 3- day posting for non-payment of rent.
* Owner will be provided with a state of the art online account with username/password. Owners will be able to see rent roll, maintenance charges, with a complete up to the date financial outlook on each property.
* Tenant lease renewals $250. 00
* Property inspections every 6, 4, or 3 months additional charge of $50 ea in Cape Coral, $75 ea. in Fort Myers and Lehigh.
* Provide owner with full inspection report before and after tenant moves in/out. Pictures provided
* Very Aggressive advertisement to minimize vacancy rate and time.
