EPM has been the property manager for my rentals for over 3 years now and I am very pleased with their work. They are responsive, helpful and transparent with work orders and costs. They have been quick to find tenants and keep them happy enough to renew (one of them for all 3 years now). Also, my realtor Brett Bernard exhibits the same level of service and has always been outrageously quick to respond and provide helpful insight and market knowledge to assist in my investment decisions.

I purchased 2 rental homes and retained EPM for property management over 16 years ago. Wow, 16 years, it is hard to believe it has been that long as they have made owning a rental almost as if I don't have one, just collect the checks and enjoy the cash flow. Professional and easy to work with. We have been working with Enterprise for almost 7 years to manage our property in Orange County. They have been awesome and we are satisfied with their services. Their employee Susan Miller has been actively engaged with the entire process of renting, maintenence, move-out and paperwork. Susan has also been prompt responding to tenants' issues and kept us posted on the status of the needed repair work.

Wow, 16 years, it is hard to believe it has been that long as they have made owning a rental almost as if I don't have one, just collect the checks and enjoy the cash flow. My family and I lived in a house managed by Enterprise Property Management for 8 years. We were treated very fairly by the management and the owner. Of course, over an 8 year period, you are going to have some issues with the house, but EPM and Paula Klingman were their for us 100% with timely attention to repairs. Paula was instrumental in us having a very positive experience and I heartily recommend EPM and Paula.

Any time we've had issues someone has gotten back to us right away & been thorough getting things fixed. Very happy with their services! I had sink issues yesterday evening and an appointment was booked minutes later. Our sink was all fixed by noon.

My father and I just signed a lease a few days ago and Adam has been a pleasure to work with. He is very responsive to all our inquiries and has been professional with all his communication. I look forward to continue working with this management company while we are under the lease. Giving four stars for now since it has only been about a week since we started any contact.

Our experience (as potential tenants) with this company was negative. We pinged them via one of the aggregate websites about a house for rent - by then it was sitting empty for 3 months. More than a week later (by then we almost forgot about them), they finally contacted us ",Y es, the property was available. If interested, schedule a self-tour." So, we did.

The neighborhood was fine. The house was so-so: nothing special, but livable. The price seemed OK. Called them back with our reservations. at which point we were strongly encouraged (and even $$ incentivized) to apply. So, like the newbies we were. we paid them 100 bucks (via PayPal) and filled out their confusing PAPER application, scanned, and faxed it to them. Done!

They confirmed it. then nothing. A week later, they reappeared with the "news": suddenly there turned up numerous other applicants and we were to "hang on." So we did and did and did. never to hear from this wonderful company again. No phone call, no email, not even a goodbye. Cold. In retrospect, we were probably lucky (aside from being swindled out of some pocket change) - imaging dealing with folks like that as tenants?

Worst. Experience. Ever! I received an invoice for air conditioner duct cleaning with another address on the same street. When I called to request why, I was told they just put the wrong address on the bill, and they charged me anyway. (My House does not have central air conditioning with ducts!) I was charged for removal of a tree, which I did not plant, and they never finished the job.

They also had someone (I'm guessing not a professional) install a ceiling fan. The fan stopped working and fell out of the ceiling. Oh, joy-more charges! It's possible that the company has changed since I changed property managers. My representative relocated from Hawaii to work there. Prior to that, she worked in something like animal rescue in HI.

Animal rescue is a service that is much needed; however, I hardly feel it qualifies someone to manage rental properties. I hope she provided better service to the voiceless, innocent animals than she did for me.

I'm going to keep it 100 as I always do. For starters, I'm a mechanical engineer who has no problem paying the rent in full and on time. Paula was the person who managed the property I leased. Although I know I've pissed her off on more than one occasion (consulting with my lawyers because of what she did), "for the most part, " she kept her professionalism.

That helped them with the star rating. I was leaning towards only giving them 3 stars, but Paula did a good job with making sure things were good with the condo I leased. Things took a turn, when the owners of the condo hired a real estate company to sell the property. The listing agent, Matt something, is the one who began demanding showing the property what seemed like every other day.

People in and out, in and out, and he tried to strong arm and bully me. I ain't the one! Trust me. Upon selling the place, Paula gave my security deposit to the old owners, and my lease stated EPM was no longer responsible for it. Haaaa. As a result, I told Paula I was putting my rent in escrow to protect myself and my money. She didn't like that, but again, she kept professionalism.

All in all, I don't blame Paula. Matt was the real problem the whole time. He made it bad for Paula, but she kept her composure as best as she could. I didn't have any peace my last 2 months at the property. One last thing, EPM do play internal games. If you try to call to speak with your property manager, they provide excuse after excuse, leave you on extended holds, and play childish petty games of that nature if the property manager doesn't want to talk with you.

That's bad business. That's why they are/were borderline 3 stars. It gets worse. Last week, I went to pay my electric bill, I promise you I can't make this up, and I went to get my checkbook, and it was gone - I mean gone. No where to be found. I searched high and low - no where. I was even 1.5 hours late for work. On top of that, my Social Security Card and my Birth Certificate are both gone.

No one, and I mean no one has access to the condo except. How did it disappear? Well, Enterprise Property Management has access to the condo; the old owners too. I've had to get a police report, call the FTC, Social Security Fraud Department, credit bureaus, change banks and accounts around, etc. A true nightmare. The thing is, I can't prove who took it. I can suspect, but. I have a real good idea. The hassle I'm going through right now just dropped them to 'N' stars. Read their Yelp reviews.

For over one-week from today, I've left a record of six messages calling about an interest on a couple of properties, and know one has ever return my calls. Their outgoing message claims that someone from their office will call back within 24 hours, and they've yet to prove that to me. These are listing that I've seen on Craig's List for rentals in Santa Ana, CA with only their number to reach if interested on these properties.

I inquired about a property I was interested in on a Friday morning. I had left a message (went straight to voicemail) at the office. A few hours later I got a text from Sandee telling me the property was available to view that afternoon. Fortunately my fiance was able to make it because I was stuck at work. Sandee was there on time and very friendly according to my fiance.

He took an application from her. She was very informative and gave us helpful information and tips about things we should add to our application to help us stand out. I texted her later that night telling her I would love to see the property as well and if she was available to show me over the weekend. She got back to me right away and told me she could show me Saturday afternoon and reminded me to bring my filled out application with me so she could take it with her.

I arrived, she was there on time and let me know she had made time to show me personally because I was interested. I really appreciated that. I gave her our application and the check for the fees and we exchanged emails. That night Sandee texted me to let me know she had processed everything and I should have an answer in a few days. This was Saturday. Monday she texted me to let me know the owner was looking at my application and to sit tight.

By Tuesday morning I got a call from Paula informing me that our application had been approved and we could sign the lease! A few days later Sandee texted me and we set up an appointment for the following Saturday to sign the papers and hand them our deposit check. She was there Saturday at her office, on time and sat with us while we signed our paper and helped answer any questions. Overall, we were very pleased with our experience with Enterprise! I understand everyone is different and has different experiences but we fortunately had no problems whatsoever. Very smooth and easy!

Enterprise Property Management has been handling our property in Anaheim, Ca. for over a decade and we have never been disappointed. If our tenant has a problem, we are notified immediately and the problems have been resolved in a timely and professional manner. Enterprise dropped the ball on renting out our house. They found a deadbeat tenant, who was always tardy in rent. We were advised to take her in, even though her credit score was in the range of 400+. We were first time landlords and we didn't know better. We hired Enterprise because we thought that they were an expert - what a big mistake that was.

After 3 years, we had enough of the tenant's tardiness and we told her to leave. When she left, she left the place in shambles - excessive pet damage and mold which came out to tens of thousands of dollar damages. The tenant then took us to court to get her security deposit back. She won $5700 because Enterprise didn't follow the proper procedure.

They are not aware that in California, the government didn't allow landlords to collect more than 2 months of rent in terms of security deposit (they suggested that we took a pet deposit of $300 on top of the two months rent). They also failed to offer the tenant a preliminary walk through before the tenant moved out. The judge was disgusted that a property management company is not aware of such preliminary requirements. Whilst it's not a law, Enterprise didn't do a yearly walk through either.

The reason that was given to us by an employee was that she was overworked, so she didn't have the time. If they did a yearly walk through, they might have found that our originally pristine place was abused. Enterprise Property Management don't know the basic law in renting out a place and they cost us $5700 because of their ignorance. This is in addition to the cost of the property damages that we have to absorb.

Our place will never be the same. There is dog urine in the baseboard and if your nose is sensitive enough, you can still smell the dog urine in the house as well. This was a pristine house that my husband lived in for 8 years, and we were going to move back when we retire. It's a property that we loved, and we entrusted Enterprise to manage it. It was a HUGE mistake!

They refused to take responsibility for us losing the court case - they were the ones that dropped the ball (they didn't know the basic law of renting a property by overcharging the tenant in security deposit and they didn't offer a preliminary walked through before the tenant moved out, and give the tenant a chance to fix the property). They didn't even want to show up in court as a witness when our tenant sued us, even though they were the one that managed the property and knew the history of the tenant.
