We were charged an outrageous cleaning fee when we moved out but the place was trashed when we moved in we needed a place to stay at the time so we took it with the promise someone would be cleaning it soon that never happened. We lived there two years and never late on rent. This agency is horribly mis managed in soo many ways. I would never rent from this place ever again

Property is very poorly made with the cheapest of the cheap materials. Cabinets were on backwards, sink was opposite temperatures. Laundry room cant be used without closing every single door in the front room. Walls are plaster at most and have terrible noise bleed. The rent kept being raised the moment they could to the highest amount they could. Overall terrible rentals for the price, never go with this company.

POSITIVE, RESPONSIVE and PROFESSIONAL As everyone knows in the area where we live in Medford, Oregon, it is very difficult to find a property management company who will return your phone calls. Who care about what happens in your existence. New foundation property management company has always been very on top of things and would return our phone calls always!

We had a great experience renting from this company. Professional and friendly. Affordable rent. Timely maintenance. And they even gave us a good reference after we moved out. Highly recommend them. Not greedy like a lot of property management companies, we got most of our deposit back when we moved. Overall great experience, and would definitely rent from them again.

I've been renting a house through them for almost 4 years and have no complaints or issues. Their staff is friendly and accommodating. Although I've only had to contact them maybe 4-5 times in 4 years, everytime they've been incredibly understanding and prompt with resolving the issue. I only needed to contact maintenance a couple of times but each time they came out within a day, if not the same day, and their maintenance person is always a gentleman and fixes the issue fast. Shelly is also very helpful when I had some questions prior to moving in and made sure the process was smooth and I had what I needed when I initially moved in.
If I ever need to move a find a new place, I will definitely start with New Foundations Property Management again and hope they have something because I wouldn't want to rent through anyone else in Southern Oregon.

They are taking advantage of applicants, Forcing applications before showing properties charging $40 per applicant. I was told because they had so many applicants they had select someone else. If you have so many applicants why did you have to screen all of them. Right now there are few houses and a lot of applicants and they are exploiting the market by charging absorbent application fees with no intention of renting to any of them.
They do not answer the phone and it takes several messages and emails to get a response from them. I will be posting this on every real estate review site to warn you of their exploitive ways. I feel I dodged a bullet not renting from them I am sure they treat their tenants the same way.

New Foundation has been the best rental company Shelly is amazing there maintenance is fast and efficient. They have amazing people skill and care to get things fixed for the convenience of the tenant. I have had zero issue and they have always been super transparent. Sadly I am moving to Alaska or I would hands down stay with this company. Before renting through anyone one else I would highly recommend working with them first.

Shelly is awesome! My home was with another company in town before the owner switched to New foundations. Repairs I had been requesting for 2 years were handled in the first couple months of her being in charge. As a renter I appreciate a property management company that works for both the tenants as well as the homeowners.

Shelly has been managing our rental units for almost a year. We live in Idaho and our properties are in Medford. She is always available and is knowledgeable about the laws and guidelines to make sure our business runs smoothly. She has a clear understanding of our goals and is conscious of helping us reach them. She hires the right repair people when needed at a reasonable price.
We trust her to do the right thing and that is huge when dealing with long distance rental properties! She makes our life so much easier and we wouldn't want anyone else managing our properties. She has done such a great job that we referred our sons to her and she now handles their rental property. On top of being professional, she is incredibly easy to work with and we are so grateful that we found her!

I lived at Meadow Wood condos in Medford, Oregon for 5 years. For around 4 years I was either on the BOD's or a volunteer to the BOD's. Shelly, did the world's most amazing job. She had outstanding accounting and outstanding paperwork accountability. She responded to e-mails and calls. Her workers were so good and quickly resolved any work projects we needed on the property.
She would hire first rate workers and we always got such a good deal. I have never found anyone so amazing as Shelly, and her awesome crew too. Under Shelly's management the condos were always so beautiful and fully kept up. No amount of saying Thank you would every be enough for all the endless hours that we kept Shelly busy 24/7. Thank you, Shelly!

My husband called this Property Management Company to find out about a rental they had listed. The message says they'll return calls within 24 hours. After a day and a half passed, we called again with no reply. Knowing we have a family member moving from out of State who needed a place ASAP, it was important that we find out the details on this house.
Within 48 hours, we called a 3rd time and left another message. Debbie called back and was incredibly rude and unprofessional. She said, "Are you the lady who keeps calling and leaving and messages? Our voicemail states we'll return calls within 24 hours for a reason. You haven't had a call back because you've called three times". I tried to explain that it had been 48 hours and we did not get a call within the first 24 hours.
She would not listen to anything I had to say and kept talking about the fact that I should never have called 3 times if I wanted a call back. Each time I tried to explain the urgency, she cut me off and talked over me. At the end she said "The house has been rented" and hung up on me. Our conversation was on a recorded line so I listened to it again and couldn't believe she had the nerve to treat a potential new client like that.
If I behaved that way in my job, I would expect to be fired. Even worse is that the house still has the Rental sign in the front yard and it hasn't actually been rented .... Unbelievable
