Worst experience of my life dealing with this Mgmt co. Initial contact w/recruiting rep was great but every person who I was handed off to after that dropped the ball on so many occasions that it cost me months of money loss. Their cleaning by & property prepping crew are also either blind, lazy or so busy that they're doing a terrible job from rushing & ignoring lackluster end results. They are appear to be so intent on making money that you as a person mean nothing. 0/5 stars for this company.

Long story short, over the course of living in a Birdy-managed property for two years we had multiple major maintenance issues that they failed to remediate in a timely manner. Three times resulting in having to directly contact the company owner/President to get any movement on repairs. When completing our application we were told that "Birdy is a zero security deposit company" and we had to buy a policy through Rhino.
This security deposit insurance would pay the property manager if we broke the lease or damaged the home. Now that we have moved out, Birdy has claimed almost $2,900 in "damages" or "excessive wear and tear" which the insurance company, Rhino, refuses to investigate or review evidence that I provided to the contrary. They claim "they have a responsibility to the landlord" and not to me as the policy holder. Seems like a massive scam to benefit the property managers and provide them with a middle man for cover. Will NEVER use either company again.

Do not use Birdy Properties. I've been asking for a call back since November and my requests go unanswered. They never answer their phones and they don't take care of maintenance issues. I had a major water leak and I had to coordinate the work, take time off work to meet vendors and everytine I emailed their corporate no one even knew what was going on. This is the worst customer service I've ever received.

Stay far away from this company. We moved in after the 10 day period to complete the initial move in check list as we came from out of state, and they knew it. It took us two full days to clean, roaches, food, cooking pan left under appliances, used shower curtain covered in mold, cobwebs, filthy kitchen, doors and walls dirty, dryer vent stuffed with lent, broken water pipe for washer drain, flea infested yard, windows that dont stay open, squirrels and other small animals that constantly run in the attic confirmed with droppings throughout, carpet tack boards exposed, bathroom faucet that sprayed outward and we replaced day one, terrible kitchen plumbing odor that failed to be corrected causing us to eat out most days, required monthly air filter replacement which they sent wrong size for months, a $40 fee if you pay a bill online.
I have pics of everything, which I also sent to them after we moved in with no apology. Ni also have video of everything the night before we left the next morning. This company has the gall to file a claim to charge me over $350 to include a broken blind I replace seen in my video, light bulbs that never worked when we moved in, another fee under $200 for the odor, that is their plumbing which I filed a report about with no resolve, and now wants me to pay over $500 for rental loss. This was a few years ago, but a friend recently mentioned they were considering renting a property managed by Birdy so it reminded me to leave this review, especially after reading other reviews here with the same experience. Birdy took over a property I had been renting in downtown SA over a year after I moved in. No problems until move out when I was forced to pay hundreds in dollars for a "heavy cleaning" although the property was cleaned and left in the same condition as when I arrived. Birdy also had me pay for furnishings that were not present when I moved in (I specifically remember a medicine cabinet I was charged for over $150).
When all was said and done I owed over $1000 in back charges, those that were not legitimate were way over priced. Birdy was not open to negotiate any of the cost of the charges. I have rented 5+ properties all from different managers in my life and have never had to pay back charges in excess of the security deposit. Potential tenants beware.

I strongly discourage any HOA from engaging the services of Birdy Property Management in San Antonio. Our HOA had a horrible experience, so much that the membership insisted on their termination. They: - failed to fulfill their contract - failed to address work orders driving the community to a further state of disrepair - failed to provide legally required financial records/reports - primary contact frequently lied to homeowners and played favorites - particularly with board members - senior management did not respond to homeowner inquiries including when evidence supported facts of their team's failures - failed to follow laws or to encourage HOA management to follow laws - used substandard vendors leaving homeowners to wonder if they received kickbacks. The one positive was Sherry. When acting alone, she was responsive and professional.

DO NOT RENT OR BUY FROM THIS COMPANY!Wish I could leave them no stars! I rented from Birdy from 2015/ 2020 and the beginning was okay but they had a maintenance man with many felonies and he continued to harass me and so did his family and I even called to let mr Bryan Birdy know and they did nothing because they were friends, I had a police report made many times!
This is not even the worse part in the 5 years of living there they never came to change out the carpet or paint (didn't need it) but in the state of Texas carpet is supposed to be changed out every 7years and paint every 3-7years and they did not do it with the previously renters because I ended up knowing who they were. So this company raised the rent every year but never came to maintenance the property at all summer of 2019 my oven went out and it was right before the 4th of July and they made me wait until after which I told them I was having a major surgery and could not get out of bed to open doors but they didn't care I waited almost 10days for my oven to be fixed, the AC unit went out and We had to wait over 2 days And I had young kids.
And when they came to repair the door one of the maintenance man lost my alarm sensor and I had to pay for it to be replaced they pretty much told me I was SOL. This company comes every 6 months to look at the property I never had issues until my last inspection and I know there were stains and I put a scratch on the cheap laminate floor sliding my couch across and they wanted me to pay 1,500 They continued to harass me daily by phone calls text messages and emails.
During this pandemic I was working frontlines in the ER and they added so much anxiety and stress to me I had to get an attorney. My daughter was so scared that they were going to show up and make us leave while I was working. They ended up letting me get out of my lease 4months early due to them harassing me and I didn't have to pay anything but when I moved I had the carpet cleaned and that company told me that the carpet was hazardous it was 15 years old and needs to be changed. so Birdy sent me a bill for 1200 to pay them for them replacing carpet and painting the house which they were supposed to paint after each tenant and they needed to change the 15 carpet.
They keep my 1,300 deposit and still wants me to pay 1,200. This company has continued to harass me and turned it in to credit bureaus. Be careful with this company when you list or buy from them. They are a nightmare it has taking me over a year to write this. Thinking of this company gives me so much anxiety! I hope no one has to go through Whattt daughters and I had to.

I just moved out out a Birdy property after a year from renting from them. I lived at 6126 Lauras Farm and would've stayed longer if another company was managing the the property. I should've guessed from the moment we inquired about the house that it was going to be a bad experience. Absolutely terrible customer service. No matter how many messages you leave or emails you send you will be ignored for at least 48-72 hours.
The day we moved in the fridge that was put in our lease was not there, and Birdy refused to help or even amend the lease. In our lease it stated that we had to water the grass once a week (which we did). The grass still died, even after following their instructions and it was our responsibility to fix it. Additionally they charge a $300 cleaning deposit, which is cool but in the end still had to pay an extra $250 for carpet cleaning.
They told us that the $300 covered both carpet and regular cleaning. Lastly, the reason I can't say they aren't completely trash is because they were incredibly fair with the move out inspection. I've had pretty unfair move out inspections and theirs was very fair. The only thing that left me confused was that we had to pay a $30 tenant benefit package that provided AC filters every month.
We would only get one filter so we assumed that there was only one filter that needed to be changed. Turn out there was another and we got charged for not changing the filter? My question is why the heck were we not sent two since we were literally paying for an AC filter service? Makes no sense. Overall, if you want to wait forever for customer service, the possibility of having things in your lease that won't happen or could screw you over, and paying out of pocket for expensive cleaning services don't rent from these people.
The only positive that I got out of this was the move out inspection which was incredible surprising. Also the fastest customer service I got was when I asked to speak with the owner.so just a tip if anyone needs help. Sad but truthful.

Horrible customer service. I wouldn't recommend them to anyone. This company has management that lies to tenants. Pay attention to the bad reviews because they are all true. I guarantee that everything that is said in the bad reviews will happen to you too and the good reviews are probably because they had a promotion to get a gift card of some sort.

I have had an amazing experience working with Birdy! I am new to working with properly management but they have helped me every step of the way. Lorena Jauregui in particular has been extremely helpful, walking me through which neighborhoods will be the best to purchase a rental home and helping me understand the process Birdy will take each step of the way.

My 98 yo uncle and I lived at an address on Cypresscliff dr. Which was managed by Birdy Properties LLC. I am 62 and a retired first responder my 98yo uncle was a Navy Gunners mate during WW2 and Korea. We lived in the home for 2yrs. First year I lived there I had a deposit. The second year they returned the down payment and said I was to purchase an Insurance administered by Rhino.
I paid the required amount for the "Insurance". I was fortunate to find a new home. I advised the management company (Birdy LLC) that I would be opting out at the end of my lease. The management company told me I had to change all the light bulbs and batteries for the smoke alarm. I was to hire one of Birdy vendors to clean the house. I paid $212.00. Birdy property then filed a claim against the Rhino policy in which they listed every minor scuff, chip, and anything they could list as "Excessive Wear and tear" they also added $300.00 to "professional Cleaning after they made me pay $212 for their vendor.
With that Rhino Insurance paid Birdy property $2200. + Now Rhino wants me to reimburse them for $2,200.+. I would stay away from that management company who will try to get you to pay for the remodel once you leave. Dan Barrera San Antonio

I have had an excellent experience with Birdy Properties since 2012. I needed to relocate to another state and needed a property manager to handle my property as a rental. They found a tenant for me who turned out to be my only tenant until 2019. Birdy handled everything in an exceptional professional manner. I have complained on several occasions about the tenants in one of your properties. They have junk cars parked in front of their home for several months now! Barking dogs with feces droppings so bad that I can't even enjoy my back yard. A smelly trash can that is a horrible breeding ground of flies! The value of my home is declining because of your tenants! When are you going to do something about this!?

I found this company thru a friend of mine in the Air Force, and I have had a great experience so far and have now been with this company for 4 and a half years. It took a while for me to understand how their company is set up differently but in a good way. Instead of just having one agent who manages everything about 125 houses, I had a team of like 10 different people who manages different aspects of my home, and talk to different people thru out the different stages of listing your home and then renting your home and then transitioning to another tenant. Once i realized the Benefits of having a team rather than just one individual, I would not want to go back to the one agent system again.
