Fast, Friendly and Professional.a great company to rent from. They made me feel welcome and valued as a tenant. Every time I go into the office they are super sweet and super nice to me. I had an issue with our condo board and they stepped in and handled it for me. I have rented from Southern Premier for over a year and have had no issues or problems with the management team. Great company to rent from.

Southern Premier Property Management, LLC has been great to work with. My roommate and I have been with them going on two years now and have been pleased with their services. Sure, things don't always go as planned and whenever problems occur it's always annoying on both ends but they're always looking out for us and help as much as they can to fix any situation.

We respect their properties and they respect us as tenants and even went as far as to waive our second application fee when moving from our last property to our current. All in all we're happy with the service they provide to us.

I have been very satisfied with Southern Premier Property Management. While I looked for a rental, they were helpful and met with me at my convenience to view the property I was interested in and easily navigated me through the paperwork. I've had a few typical, maintenance issues since moving in and they have addressed each issue (appliance, AC, etc) quickly, efficiently and thoroughly.

I appreciate the quick responses from the office as well when I've contacted them. I would recommend this company to others looking for someone to manage their property as well as for potential renters.

I recently fired SPPM as the property manager of my two rental properties for the following reasons:
1. Extremely bad, often rude and condescending service to my tenants and myself.
2. Not returning phone calls or emails for weeks at a time.
3. Extremely unreliable, making promise after promise and doing nothing.
4. Never taking responsibility for mistakes.
5. Mishandling and ignoring maintenance issues the tenants reported.
6.

Not addressing maintenance issues in a timely manner causing repairs to be much costlier.
7. Botched a move out inspection where tenant damages were not addressed, yet the tenant security deposit is returned without owner permission. In this case the company owner blamed it on an employee but still would not take responsibility and make it right.

When I addressed these problems with owner of SPPM, Steve Miernicki (I encourage any current or potential customer to google his name), he would take no responsibility or he would promise action and not do anything. He would blame the problem on the tenant, the contractor, an employee etc. After so many problems, so many unfulfilled promises and general lack of trust in his ability and character, I had to fire him. Do yourself a favor, learn from my mistake in trusting SPPM with my property. Just stay away.

Southern Premier manages my property, they've been extremely attentive to all maintenance issues, collects rent promptly, and bides by all terms of the contract. The company always finds respectful/wonderful tenants. I couldn't be more happy with the service provided by the company. The employees are knowledgeable when it comes to renting Residential Properties. I would gladly recommend this company to any homeowner considering renting or leasing the property on the market.

The air conditioning was out approximately a month, so Julie's statement in completely inaccurate. As the landlord-tenant dispute, court ruled for tenant. Enough said. Property Management company's contract with landlord excludes them from legal action, but they are not helpful or nice. This company is horrible. They will leave you without an oven for a month, have absolutely no concern & refuse any rent adjustment.

Air conditioning just went out at rental house where there is a 1-month old baby & temperature is over 90 degrees. Southern "Premier" refers tenant to Warranty Company, who says the one repair guy for A/C is out for the next week. Calls back to Southern "Premier" are not answered until finally Steve picks up, uses profanity and tells tenant that heat is all landlord is legally obligated to provide (which is not true). Sharon says the house is habitable at over 90 degrees. You don't believe how bad they are? Look at how they never accept responsibility in their responses & always blame the tenant. Rent from these people at your own risk!

Southern Premier has managed my condo for over 5 years and has done a GREAT job. I've never had a tenant complaint and never had to worry about maintenance or repairs, the property is never vacant for more than a week or 2 between tenants, and it has been a great experience for me! I am happy that I chose them and will keep working with them in the future!

Great company to rent from. Quick to respond for repairs and someone is always accessible via email or phone. Sharon is a pleasure to work with and made me feel valued as a tenant. The only reason that I that stopped renting from them was because I found an opportunity to rent from a family member that I couldn't pass up. Otherwise, I definitely would have continued to do business with them.

At the end of my lease, Sharon communicated what needed to be done to ensure a smooth move out and got my deposit money back to me within two weeks of the final inspection. Kudos to her and this company for a great experience.

If I could give no stars I would. This has to be the worst property management company in Charleston. Beware and stay away! Sharon, the manager, is not people oriented and she was extremely rude when I first spoke with her after being a tenant for 2 1/2 years in a house they manage. My husband and I have gone above and beyond to take great care of the house we have rented for 3 years and report any issues as soon as they occur.

It takes weeks for anyone to fix any issues that occur at our rental property. We had a toilet seal blow out and it took 2 weeks to fix. A fire glass pane had broken overnight when the weather dropped in the 20's. My husband and I both contacted Sharon to let her know in order to see how the owners would like the glass to be replaced and her response was that we were "negligent".

This was very upsetting to be blamed for something that we were not responsible for breaking. If you want a responsible rental company that will take care of your rental property or even looking to rent, be sure it's not this company!

I'm disappointed with how they will make bills for the property Owner. They should ask before making decisions on your property. Since they don't have a maintenance staff employed with the company. They will call any service company without consideration to the cost to repair every issue with your property. The staff in the office are the main problem. However, the owner of the mgmt. company sets the tone for his employees.

Southern Premier has managed my property for over a year and I have found them to be professional, knowledgeable and friendly. I would use their services over and over and would HIGHLY recommend them to anyone in need of property management. They have consistently presented me with trust worthy applicants and provided immediate responses to any issues with the property that have presented themselves (i.e. needed to call in a cleaning service or fix an appliance.) The tenants have remained happy as have I!

I have dealt with property management companies in the past that lack that "hands on, personal service" that I get from Southern Premier. Their rates are incredibly reasonable worth every penny for all they do to ensure the successful placement and continued happiness of their clients.

We have worked with Southern Premier and have been completely satisfied and 100% happy with all aspects of their services. It is comforting to know that our home is in good hands when we are several hours and hundreds of miles away. When we first contacted Southern Premier, their immediate response and assistance was extremely helpful. Once we moved, we had a high quality and professional tenant move into our home within one and half weeks. that tenant has been there for over 2 years now.

Our monthly communication with them have consistently been on time and professional in all aspects. All staff members that we have come in contact with have been friendly, personable, and eager to help in any way. We will continue to highly recommend Southern Premier Property Management.

This company has been managing my property for the last couple of years and I can't wait for the contract to be over. They have made unauthorized repairs to my property, which I have had to pay for, and do not take care of the tenant that is living there.
