I think you're great! I am very fortunate to have you as a property manager. It's a huge load off my mind not to have to worry about how my properties are being taken care of. ARP is professional, efficient and friendly. They have managed our rentals for eight years. I am exceedingly pleased with the prompt action they take with delinquent tenants and how quickly they rent vacant units.

Profit driven without care for the tenants. They will try everything to keep their security deposit and if they don't feel like dealing with an issue they will not communicate with you but, will avoid communication instead. They're hours are a joke and half the time they will not be in the office. Me and my roommates were trying to discuss with them options on how to proceed with a new lease agreement.
They told us in order to proceed we would need to resign ourselves from one lease and sign into a new agreement. Once we resigned they kicked us out. If you pay your rent on time and never bother them they will gladly take your money. When it comes time for them to actually manage a property they will resist at every opportunity despite what the consequences are for their tenants.
The two awful women I interacted with deserve no respect and have forced 3 people out of their home during one of the worst times to find housing, and they did it while lying to my face with a smile.

I'm unsure why ARP has a low rating but from personal experience and from the experience of the friend that recommended me ARP is amazing. We had a situation in which we were being forced to move out of our previous residence due to their negligence, it threw our life up in the air and we had to frantically search for somewhere to live within 30 days for 2 adults and 2 kids that allows pets.
My friend recommended ARP and long story short Traci made it happen. The home is in wonderful shape, all the appliances work, everything was clean and it was in a good neighborhood close to where we were living so the move wasn't far. I can't tell you how much I appreciate ARP for their service, Traci for going above and beyond and the owners for renting out a home that isn't falling down around us. THANK YOU!

I want this to be a fair review besides the really frustrating ending to our time renting from APR. We had $500 taken off our security deposit and I'm not refuting two of the charges. We don't take exception with the patch holes. That's always a tough thing to repair well as a renter. And fine, there needed to be more interior cleaning. We spent three days cleaning but we understand that this rarely meets the standard of the rental company.
I do, though, take exception with the lawn charge. We had $250 deducted because they said the lawn wasn't mowed. We moved in early December in Oregon. There was one nice day a week before we moved and that's when I mowed. The grass did not become some untrimmed mess in that span. This is seriously outrageous. To say it wasn't mowed is really disingenuous, especially during the winter when it doesn't need to be done weekly, like I did throughout our time living there.
My wife and I were good renters. Paid on time, did consistent lawn maintenance and trimmed bushes, etc. To have that much deducted when the circumstances of time of year clearly weren't taken into account is frustrating. Throughout our 2+ years renting APR was always slow to respond to inquiries for maintenance or to return calls. I never spoke to someone when I called during business hours.
Always a day later on a return call. I'm not going to call them frauds but they're clearly apathetic for a property management company and that's not great when you need answers or help with something. I know you sometimes can't be picky when renting, so go with them if there's a property in your range and area, but be wary. Document everything, be hyper-vigilant about maintenance to a degree that might seem obsessive and then go beyond the move out sheet we were given, which was lacking in direction. We were dinged for things not clearly stated. That's just renting these days. It sucks. You've been informed.

Tracy is absolutely a scammer & unprofessional. So glad I am not with this place any longer. It goes to show you with all these negative reviews how poorly run this company is. I'm astounded they are still in business. I rented from them years ago, Charity was working the front desk and was a horrible human being and super unhelpful. I have pages upon pages of our encounters with them and even went to a lawyer for advice. Do yourself a favor and stay far away from this agency. Bad management.

Tracy doesn't even deserve a one star rating. She is absolutely crazy! We are without gas for 5 days because she wasn't up to date on the transfer between ownership but she's done this job for 22 years. Thought she knew better. She hung up on my partner after he asked about the gas being off and if there was compensation for food bills since we have a one year old and no way to cook food so I called to ask for someone higher up than her.
She ended the conversation screaming about how she is the higher up and to call whoever I needed to call about her which is rather unprofessional. I hope your company gets shut down girl.you need to RETIRE!

I'm shocked by all the negative reviews. I've rented from Traci for the last 2 years and have appreciated every single aspect of my tenancy. I absolutely adore where I live. Traci has always been an absolute pleasure to deal with. If I've ever had any questions or concerns, she's always been very professional about taking care of things and reiterating the lease and rules.
Exactly as I would expect a property manager to be. I've dealt with plenty of property managers that are horrible tyrants. No one wants to live in a place like that. I've never once felt that from Traci. She's always been extremely professional, and I'm fortunate to have found them.

Available Rental Properties, and Traci and Theresa in general have been a great property management company to rent from. My husband and I have dealt with many different landlords and property management companies in the past and this is one of the few that we have dealt with that didnt make us feel worried or threatened or like we had to give blood just to rent an apartment, lol. Traci gave us a chance at renting from them, when other property managements/landlords might have said no to us just because we had a low credit score at the time. Traci and Theresa are nice, easy to talk with, and professional.
I never felt worried about having to inform them of something that needed maintenance, etc. They didnt make you feel like you were dealing with a big scary corporate type property management, but instead they were approachable, friendly, and down to earth, and we loved the apartment we rented from ARP. Thanks to Traci and Theresa renting to us, my family and I will always have great memories from living at the apartment we rented from them
