I moved to Oregon October 2018 and i moved to Corvallis Feb 2019 i found the house i am in and Pinion Property is the company im renting from. It by far for me and my family has been the best place i have ever rented from the office ladies are absolutely amazing The owner Paul Pinion is extremely kind and he cares. And the office manager Kris is always making sure the tenants are well taken care of. Great company. All these bad reviews are sad. I would give 10 stars if possible.

Pinion management is so awesome to me and my husband. They keep all property maintained very well. When you need repairs all you need to do is go on line and fill out maintenance request. I have been renting from them for 9 years and at this time have no plans on ever moving. Kris and Rhonda both are so very professional and polite. They always have a smile and a happy greeting.

Their vacancies are listed on their website. We have rented from Pinion Property Management for around 10 years. They have all empty and soon to be available properties on line, as well s beautiful color pictures

It's $800 a month apartment, that had some recent renovations to it. I don't understand why anyone would want to remove a third of a cabinet space, however it is what it is. An $800 a month apartment.

I got the dates messed up and only had 600 credit rating hey I worked very hard to get my credit rating up I was so hopeful imagine how it felt to be told 600 wasn't enough and because of do much trauma of domestic violence fire and hotel life for 17 months I was denied I said ease call me I can try to contact my case manager to see the exact dates nope rejected my application I'm so sorry I take accountability for having a man that beat me and made my credit bad but hey I'm staying humble and going that much harder I'm not giving up God bless you n I will pray for you to understand n communicate with a heart every situation is individual we are all different respect naccountabilitu for the rest of my life Lauretta Ann Hendricks

If you want your security deposit back, do not use Pinion Property. They stole our entire security deposit because they found "dust and hair". After we sent them pictures and videos proving that we thoroughly cleaned and had no damages, they brushed us off repeatedly and refused to let us speak with anyone other than the receptionist. Their manager has "been on vacation" for weeks. Horrible customer service.

Literally the WORST place to rent from. The office ladies, especially Rhonda and Chris, are rude and horrible to talk to. They are rude, condescending, and care ONLY about money and not their residents. I would not reccomend this agency to ANYONE. Quite literally, being homeless would be better than renting from these people. SAVE YOURSELF, DONT RENT HERE! Also, we have had black MOLD appear all over in one of the bedrooms, and it is making us nervous as they have not done anything about it. Like I said, they don't care about your safety and wellbeing as one of their residents. Horrible.

I have been renting from Pinion for 15 months now and I am surprised at all of the negative reviews. In my experience, Pinion policies are fair and the office staff are polite, professional and have always been very helpful. I obviously don't know the details of other's experiences but in some of the reviews it sounds like their complaints are based on their own inaction and perhaps they should also review themselves.

(EDIT) When I moved out, I got my full security deposit back, they aren't predatory like other landlords. (END EDIT) I was initially worried when our landlord switched to this property manager in December because of all the negative reviews. After having them as a property manager for 4 months however, I have to say they have been wonderful. They are very fast about fixing things, often sending a person over the same day. (Our previous property manager wouldn't fix vital stuff like broken refrigerators or leaking toilets for weeks, sometimes months.) They're easily accessible via email or phone.

Every time I've stopped by the office, they've been really nice. They also were good about clearly going through & explaining everything in the new rental agreement. I have to say my initial fears were completely unfounded. They've been nothing but great!

I've rented from Pinion for almost two years now and was shocked to see all the low reviews! I personally have had nothing but a pleasant experience with them. Sure some of the units have mold issues, but they're also 50+ years old and mold will happen if you don't follow general practices for preventing mold growth (e.g. using fans in bathrooms or keeping furniture off outside walls). Pinion gives good guidance for how to prevent mold, as do most rental companies, and if you follow them, there will be no issue. Pinion has also always been prompt with any maintenance requests -- our old water heater died so maintenance came in and replaced it with not even a week elapsing between maintenance request and the repair.

And lastly, I saw some comments saying that the management is unfriendly, but they're literally the sweetest management staff I have ever communicated with! They're bright and cheery and extremely courteous -- you can hear their smiles through the phone. So anyway, if you're looking for an affordable place to rent and don't mind it not being brand new, these guys are a GREAT choice. The only reason we're moving is to be closer to my work. Otherwise, we would absolutely stay in our unit.

If you're looking for a quality place to rent in Corvallis, keep looking. The units are all around low quality and appliances are cheap and break down constantly. Maintenance are downright incompetent, most of the time they don't fix the issue and every so often make the problem worse. Our garage door has broken three times and each time it's taken about three weeks between making the maintenance request and a representative actually showing up. only to do a fix that lasts a week before the door broke again. The office staff is nice enough, but that's hardly enough to make up for all the cons. You can do better than Pinion.
