Independent Management of Properties and Communities, Inc. (IMPAC) was founded in 1984 by Albert J. Smith and Accella Farrington-Smith. It has grown over the years to one of the premier property management companies in New Jersey with a staff of more than 60 and management contracts with more than 80 communities.
IMPAC Property Management provides full-service management to residential co-operatives, condominiums, townhomes, apartment complexes and new building developments throughout New Jersey. Our experienced staff believes in a hands-on, personal, team approach to property management. We recognize the individual requirements of each property, and we tailor the management program to meet those special needs. Our goal is to provide outstanding value and service as we manage and maintain the comfort, beauty and safety of each community we serve.
As members of CAI (Community Associations Institute), we require our staff to be accredited and take continuing education courses to keep current on the latest developments in property management. We have a wealth of knowledge managing and maintaining every type of property, and we adhere to a strict code of ethics that assures the highest standards of service and integrity.
Principals Albert J. "Bert" Smith and Accella Farrington-Smith started IMPAC back in 1984 with many years of property management expertise under their belts. Bert Smith brings to IMPAC degrees in both public administration and communications. He is a Rotarian, and a member of both CAI (Community Associations Institute) and NJBIA (New Jersey Business and Industry Association), and is also a licensed realtor. His knowledge and experience in property management serve as the foundation of our operations.

If I could give negative reviews I would give them -100. This company is completely unorganized and unethical. I did work on a small project for them they took the money from the association and never paid me without any cause. They are completely unorganized and unprofessional I called for months to go through a walk-through of the property and they acted like they didn't even care about the property so when I pulled my team out of there they wouldn't pay me for work service. I offered to stay on until they found somebody knew they weren't willing to provide the quality my company provides

Our Lazy newly elected Trustees have chosen to hire a Property manager. This Village has survived Successfully since inception with out one. The Privious Trustees All had assigned job/tasks/responsibilities to look after and it was done VERY WELL., Until Now. Residents were told that CJ is only an ADVISOR to the Trustees and nothing else. Well, that has proven to be a Lie. She's doing Closings, Negotiating Contracts with our Service COmpanies and overall "rules the Roost".
Our Trustees are Never in the Clubhouse, they ALL used Covid as an excuse to Not do anything needed. She doesn't return calls, doesn't follow thru on anything. We've been waiting since April of this yr for an answer concerning a problem in our crawlspace. My husband has repeatedly contacted her for a response: but nothing but Blaming someone else.
We waited a full Year for rotted wood to be replaced (outdoors) on ceiling of our porch. No need to have any contact with those doing the job but they blamed Covid again for the reason it couldn't be repaired. As a long time Business owner and former Trustee, this is unacceptable. Both the behavior of our Trustees and Manager. They obviously became Trustees for the Power and NOT in Best Interest of the Residents and our Village. She'd GOT TO GO! We're hardly the only ones who have had issues, problems with CJ.

IMPAC Property Management has recently taken over the management of our townhouse development (about a year ago). I do not think they have ever actually stepped foot in our townhouse development. They do not follow up on any work that is being done on the property and they do not answer emails or phone messages in a prompt manner (weeks to months).
I understand that currently a lot of people are working from home because of COVID-19, but a simple follow up email that they will be looking into a matter would go a long way to making someone feel heard and understood. In regards to following up on work being done on the property: they kept the same landscape and "handyman" that were being used before IMPAC took over the townhouse development (and the work they were doing was subpar at best), but in order for these workers to do a decent job, they require the oversight of someone checking on the quality of their work. IMPAC does not meet these needs and allows them to do the bare minimum with no repercussions for not meeting the residents' expectations.
Here is one example of many: one of our neighbors had a squirrel make a hole in the side of her house just over a year ago and the "handyman" (not an expert in any field) patched the hole. About a week ago, squirrels were able to puncture the same hole and are again in her attic, causing any number of unseen damages within the attic of the building. IMPAC has ignored or dismissed the calls and emails of concerned neighbors (worried the squirrels many burrow into their attics).
I am attaching a photo of the hole. Once again, I understand that during COVID-19, many people are not working to the same capacity as before. But simply answering an email or a phone message in a timely manner and with some answer is not only the courteous thing to do, but it is LITERALLY their job.
