The actual of this company is American Properties International. API Property Management (contract started 1/1/2021) is forcing some homeowners to pay HOA dues that was paid to 2 former HOA Management companies 9 to 10 years ago by placing liens on HOA members homes and only accepting cancelled checks as proof of payment from 9 to 10 years ago that is past retention period (7 years) for bank records. Mel Livingston has refused any other proof payment.

The rogue HOA Board of Directors have agreed with the illegal activities of Mel Livingston of API Property Management. Some of the homeowners are being held hostage by the illegal activities of this company and the rogue HOA Board with demand payment letters that will result in collections, liens on their homes or pay the amount API Property Management claim that is owed.

The Los Angeles County Sheriff department claims this is civil matter. Any good legal advice from a legal entity is welcome. This company is bad news. As of 6/22/2022 this company is planning to file a lien on our house by creating an artificial debt of $1,794.00 plus fees. Our HOA dues are current as of July 2022. It can happen to any homeowner within their orbit; as the rogue HOA Board is allowing this to happen.

I'm the former board president of Compton Willow Walk HOA. I lost to the VP and another candidate in the general election. API was refereed to us when I was 1st elected back in 2019. We were with Associa. Associa was basically legally stealing money from us. They also lost our corporation status and failed to file taxes for a couple of years. Now, I can assume that the NEW board will try to out them because of negative reviews. The reality is that the NEW board will never find another PM like API without doubling the cost of management.

This is a horrible, horrible company. Their lack of communication is over the roof. They wouldn't response to emails for weeks. And the managers always happen to be "out of office", "on another call", "just step out" when I tried to call them. The board members at Coco Palm condominium towed my guest car that parked in the "Guest Parking" overnight.

And according to the rule book, there's no permit required for guest parking. And the parking sign said "72 hours parking". I emailed the company so many times, as well as calling and when they finally response, all they said were "I don't know, I have to check to board members". I tool them a whole month to finally send me a letter, denied my refund request without explaining the situation. They also have "board meeting" without notifying the residents. The owner of this company really need to hire better employees. If I can give this company 0 star, I would!

So, this is an update to my last review. After years of going back and forth to court having the dates pushed back by Cresta Linda Homeowners Association ran by API Management and headed by Mell Livingston. Our Board Members are employees of API Management, and pay themselves to with our dues to run our community. Which is deplorable with the number of pot holes, chipping paint on the buildings, and poor lighting.

The HOA Board Members compliant is the water bill, so I guess we take too much from their vacation allocations. I have an idea to host free car washes any day just to know our funds are being used for Cresta Linda Community since no plans to fix a damn thing has EVER been in play. Anyway, its been years, and the roof is fixed after multiple dues assessments. Well, true HOA fashion, we were hit with an over $4,000 assessment fee to pay for the roof the HOA is suppose to maintain.

Each owner, they claim, who needed their roof fixed had to pay for it themselves. And, the HOA does nothing to maintain. Cresta Linda Homeowners Association headed by API Management are dirty business people who are playing the game. If this is how Mel feeds his family, lets hope it lasts because the fall will be hard if ever he get caught up. Good luck to anyone out there who have to fight an HOA just to get the basics taken care of by them all while paying upwards to $300.00 a month in dues. Where is all the money going, according the the token on the board, 'to the water bill.

Dealing with Daniel of API Property Management is always a pleasure. I have been a tenant for almost two years in a building managed by this company, and they were always responsive, professional, and easy to communicate with. One of the worst property management companies out there. Total incompetence from top to bottom. They take HOA fees of $315.00 a month just from one property owner and nothing to show for it. They recently changed mail boxes and no key issued to the tenant or owner of property. The laundry room on Thunder Drive in Oceanside is completely in shambles. They have not done anything to fix it. The front office people are just clueless, lack compassion or any understanding.

While working on a refinance, we needed a certification from our HOA to proceed. We got in contact with Mell Livingston, who was understanding of the unique situation during COVID-19 and its financial impact. He gave us a great price on the certification fee and was easy to work with, flexible, and quick in his responses. We greatly appreciate API's professionalism and service to their clients!

I am utterly appalled with the way API has managed a property in Anaheim, CA. Weekly, there is one, maybe two maintenance workers to manage close to 100 apartment units. Over the past eight-twelve months, residents are dumping trash (large bulky items) everywhere in the property, residents are parking and blocking garages and walkways, the landscaping is dying, grass in most areas is dead, residents pets are using all areas as bathrooms, it's completely disgusting. Shame on API, charging the property owners to "manage" their property. Step it up API and do what your company is being paid to do.

I am sorry to see all of these negative reviews about API because we have had a wonderful experience with them. Mell or a designate comes to our board meetings, pays all of our bills on time, and fixes any issues that we have inquired about. He is very knowledgeable in HOA matters! I get the impression that a lot of the issues listed below have to do with the board not clearly communicating with their residents. The property management company is responsible for achieving results that the board has set forth. We have had nothing but stellar service from Mell and his team.

Very dishonest company, horribly disorganized and incompetent, tried to pass off their errors to the Board they service (see explanation below), bad customer service. Among other problems. They failed to send me statements or any info upon purchase of our condo. When I tried to proactively get information from them on balance, payment address, etc., I received no response despite multiple emails and phone calls to them (which I have logged/copies).

Then I finally one day get a statement from them with late fees. Upon explaining this to them (and immediately paying the balance due), they would not remove the fees. They claim it's up to the Board. They don't seem to understand the logical issue that it was THEIR incompetence and these so-called late fees never should have been charged in the first place, so never should have even made it to any kind of board approval.

I think it's interesting they're taking the time to respond to their many negative Yelp reviews (despite not having time to actually do their job and respond to emails). It's one thing to respond to a couple one-off bad reviews and explain. But this company ONLY has many 1 star reviews. At that point, there's nothing you can explain away. Clearly, the people have spoken.

I am taking this people to court now! The Gilano Estate (in Westminster) Board Members probably do not care when they hire this API Management Company to manage our condo HOA. How unfortunate we are! 07/24/18 I am updating my review with this message I've sent to API rep. Then what? The Board of Directors used our money to pay the API $4,200 per year for doing nothing?

Ask Mel and his secretary how many emails which included photos and video clips from my damage property I've sent to them are being ignored. Finally as promised, I filed a legal lawsuit against the HOA and I won the case. However, the API Property Management sit their ass quietly collecting management fee for not doing the job. Sick of you!

API property management is one to steer well clear of! Their ability to ensure maintenance is handled in a timely manner doesn't exist, and is unacceptable without question. Additionally, their care and concern for those who inhabit the complex is last on this list regardless of the level of expense. When challenges arise, they are incredibly slow to respond and literally shun all responsibility. As a business leader in the San Diego area, I would highly recommend that anyone pass on this group. Yelp needs to add a negative star rating. API touts their accreditation with the BBB and the CACM. we'll see how long that lasts after I scorch the Earth. I don't have any new feedback to add from the other posts, but I'll pile on and and confirm what others have said. Essentially you pay $395/mo to get your calls and e-mails ignored.

When do you find someone with a pulse over there you're lucky to get anything more than a grunt or sigh of acknowledgement. "Tomas" went to the school of "Happy to Assist" but "Even happier to laugh behind your back while I do nothing". This company and their representatives WILL NOT help you. Should anyone want to assist in my quest to take them down, message me.

I was going to tell the world just how bad API is, but the other reviewers seem to have nailed it. Unresponsive is an understatement. Calls, emails go unanswered. When any calls did go through, I was unvaryingly met with ice cold disdain by the "professionals" who answered. The worst part was that Mell told us at a Board meeting that he'd, "take care of everything." OK, so why did our fire extinguishers go unserviced for over a year after we requested?

Our chimney caps needed replacement, so I asked API for bids from vendors. He sent me a link he googled! A 3rd grader could accomplish that! The low rate they charge is still a rip off. We since have moved on to a great property management group. Avoid Mell Livingston and API.

They overlook some property in Oceanside CA. The "parking patrol" is a flat out joke. Guest park in tenant spots all the time. We've tried to be reasonable by calling and email multiple times, asking to address the issue. Why anyone would pay these people HOA fees is beyond me. Just plain lazy.

Pathetic. Mell Livingston is a absolutely useless. Maybe he should spend as much time doing his job as he does being a CREEP. Unbelievable that HOA's even pay this guy for his disservice. Beware of moving into any property managed by API, expect nothing more than unanswered phone calls and excuses.

I am currently on the Board in our Town-homes. We hired API about 8 years ago and we love the Company. We had a lot of major work done including siding, painting and asphalt. All the projects went smoothly due to the efficient help of the management company. I also have had the pleasure of being on the other end when I wasn't on the Board. They treat all homeowners with fairness and respect.

I would recommend API to anyone needing a Company to help with money management, vendors, repairs and all the unnecessary torment the Board members endure on a daily basis! Candy Lawther
