The house was beautiful. Little things broken or missing but not enough to deter a good vacation. Problem lies with maintenance. After several calls, emails, maintenance request form completed, the issue with the pool heater was never reconciled. Now, trying to get reimbursed $600 for the fault coded pool heater, and I hear nothing back, not even an email to acknowledge receipt of my request nor a forwarding of the Reimbursement claim form. *UPDATE* I have received no email regarding reimbursement in process.
I was told by maintenance there was a form to be completed which I have yet to receive. As for Karen B., I'm glad she was satisfied, as were we with most of the experience. *SECOND UPDATE* Received form on 06/06. Signed and returned. Awaiting refund.

When I arrived this place was disgusting there was dirt and grime every where. They promised wifi and cable but when the cable guy has arrived and was greeted by the representative, from Joe Lamb Jr, the representative was rude and belligerent and the technician was made to leave with out doing the job. We will never use there services ever again and when I do come down to visit I will make sure to find another place to stay. I suggest you do the same!

Sea Breeze II = great location, nice layout, so/so renovations. dirty, so extremely dusty, the paneling, fans, furniture, blinds, vents, light fixtures. haven't been dusted in years. messy stainless & bunch of stains on the comforters (hopefully washed since) the rest of the cleaning seemed good (sinks, toilet, counters etc.)

This company has horrible customer service. I booked a vacation home while their guest web portal was down. I contacted them by phone to confirm my reservation, and the agent told me not to worry because they were not canceling any reservations right now because of this computer issue and I would still have the home I reserved. The following day I. received a cancellation email.
I left two voicemails and sent one email with no response (this was on a weekend so I was being respectful of time). After no response I called on Monday. The agent told me they were closed due to snow over the weekend (totally understandable) but during that time my house was released and someone else booked it and there was 'nothing she could do about it'.
I explained to her that I talked to another agent and she assured us our house was secure. The woman responded with 'I can't turn back time.' Wow.as a small business owner in a service industry I don't write many reviews because I know how damaging they can be, but that comment and her unwillingness to assist deserves 0 stars.

We have used Joe Lamb for many years and always had a positive experience, until this year (week ending 8/1). A day after check in, several of us began showing signs of cold symptoms, and by mid week 8 out of 12 all had the same symptoms, including a one year old ( who has never been sick BTW) and a compromised three year old. Two trips to the walk in clinic and negative covid tests suggested something else might be wrong.
I am a trained home inspector, and a another guest, a building maintenance manager, did some looking around, only to discover the air filters have not been changed in a long time. We also discovered black mold on all the vents. When I called the maintenance dept., the woman who answered did not seem to care very much or ask us how we were doing. She simply said " thanks for the letting us know".
Then to top it off my wife filled out the exit survey and expressed our disappointment and received no response. Needless to say, we will never use them again. I would post picture but don't want to gross anyone out and will provide them to whomever will give us a response if they think I'm kidding. Thank God my mother in law who suffers from copd didn't make it this year.

We rented a cottage through Joe Lamb this summer. They are great. They are very personable when you call with a question. Jo Lamb has been in business for a number of years, which is important if you are considering renting a cottage. Several years ago, we rented thru a company who had been in business for 15+years. We rented several years from this company and they abruptly WENT OUT OF BUSINESS. If you are considering rental, TRY JOE LAMB!

I had a terrible experience with JLJr rentals this summer. I have been renting at the OBX for over 20 yrs - have had wonderful vacations renting from Village Realty and Cola Vaughn Realty. The property we rented from JLJr was in terrible disrepair. We had to call maintenance DAILY to fix issues with the property - excessive trash around the outside. of the house, overgrown weeds in the outside shower and the steps to house and walkway to beach, a dangerous situation with a railing at top of wooden stairs that if a person leaned on it they could fall over 50 feet, a water leak in the bathroom that resulted in the downstairs ceiling falling in, and finally, the house was unclean.
This points to a lack of quality inspection prior to our arrival. We left our 2 week vacation early yet JLJr refused to proved any kind of compensation. If you want to enjoy your vacation. - go with any rental agency other than JoeLamb JR.

We rented GST-G1 at the Golden Strand Condo. The property is beachfront with a view of the ocean and there was a nice community pool. So the location was great. But Joe Lamb needs to inspect this unit to confirm that it's in acceptable shape for renters. The TV in the living room was not usable because it was not hooked up to the cable box. It appeared to be a Samsung smart tv but kept saying there was a problem with the account.
There were no basic directions. The internet signal wasn't operational so streaming wasn't possible. We reported this to maintenance with no resolution. There was a leak under the kitchen sink and we called maintenance and they did not send a plumber for.

My family of 17 had just drove 13 hours from Ohio and we got a call that our vacation rental was damaged during a storm and was deemed unsafe to stay in so we were displaced from our original vacation rental. last minute and our original rental company found us house #089 with Joe Lamb jr. When we arrived at the house we were so upset with the condition of the house, carpets stained, mold everywhere lack of furniture in several rooms, trash left, toilets disgusting, we had to wash all the dishes as they were filthy, out dated decor that is all stained. We were unable to use decks because of a raccoon living outside on one. Called and complained, workers came to clean toilets and carpets and.

On our way down to "MOON SONG" in Nags Head (July 10th) a maintenance worker called me to notify me that there would be NO CENTRAL air in the home. She said the air conditioner had broken and that the family. who was there before us said that the home was still very "comfortable" and there were more than enough units for us to be alright. She was blunt and matter of fact.
She never even apologized for the inconvenience this may cause us. After driving 7 hours in traffic and arriving at the home, the entire upstairs living space was 85 degrees! Looking more into this issue, I found out that the air conditioning units had broken on July 7th, so I am perplexed as to why I am just finding.

My wife Crystal booked this trip for us this year (sun&surf 043)in her name so i dont know if this will fall on deaf ears, but here we go. First im not one to complain about a rental, especially understanding recent staffing issues. I will start by saying on the surface things looked ok. I say ok relative as the house looked like the big house from pictures but definitely not quite what we expected.
Wear and tear I get it, its a rental, but for what we paid and im sure others before, us there are a few daunting issues that never got resolved because no one called us back. One there being dead midges on an unswept floor. Toilete and bathrooms not FULLY cleaned just surface. Black mildew in upstairs shower we had to clean. Blood found on pillow, thankfully we bought our own.
Why have us wait for cottage to be cleaned if we have to come in and clean anyway before we can use dishes bathrooms or bedrooms. We were told we could have early entry got here and had to wait an HR because the code didnt work and no one answered or got back with us. The dishwasher upstairs was flooding the sink and for half the week we were unable to do dish effectively by hand because the sink was backed up with gunk from the dishwasher.
My electrician brother just happened to look and fix the problem with garbage disposal under sink that allowed it to drain, yet we got exiting emails saying how dishes need to be done. Had he not fixed it that would've been a charge. Not only was the dishwasher not working properly but it needs to be mounted to the counter underneath. Upon loading the dishwasher before discovering the drain issue it fell nearly completely out of it location dropping dishes on the floor and my my mothers foot because of the tip over.
The luggage carrier gates were NOT secure. So even though it wasnt for use by guest, the concern is children or unsuspecting guest looking over the edge and getting hurt. Again its a rental but the decking is coming up making trip or a snag hazards. Had someone bothered to get back with us and say something I wouldn't be here speaking on the downside of my stay.
When service is good the bad doesn't stand out as much. 2 stars is just because the other stuff worked and the access to the beach. Until the issues of safety issues are fixed and cleaning better I wouldn't confidently recommend Sun and surf unit 43 to anyone.

Don't not use Joe Lamb reality! When we arrived at our cottage, the upstairs a/c was not working. It was 92 degrees upstairs. I called maintenance and they said that the would send someone to fix it the following day. I explained that we have a baby and that would not work. They offered to bring some fans for the upstairs and someone came the following day around 1 o'clock pm and fixed it. Towels and bed sheets were all over the steps when we first arrived as well along with not having the correct to code to enter the cottage.
It was a nightmare, the first day! I spoke with the manager about some sort of compensation due to the situation. I asked if we could just leave (within a hour of checking in) and receive a refund and he said we would break contract and not receive a refund. As if all the issues we had wasn't a breach of contract? Im sure the cottage was supposed of been provided with heat and air.
He gave use a list of things that was to be done and my wife did everything along with email them. Have not heard from them since. THEY EVEN REMOVED MY FIRST REVIEW! Their crooks and would never deal with them again.

We rented Sea Blessing and it was far from a blessing. The house was very disgustingly dirty. There were clothes including underwear left from prior renters, one under a pillow on a bed. The floors were. disgusting (see photo of feet only 30 minutes after awaking up and only being inside). There was moldy grill utensils left outside the door on the ground and the cups were all wet and dirty in the cupboards.
There were also cockroaches everywhere (kitchen, bedroom, bathroom). Joe Lamb Jr was contacted and they informed us they were not responsible for the cleaning but would contact the head of housekeeping who they hire. We were contacted ONCE while we were at the beach. We returned the call a few times and there was no call back. More emails were sent to Joe Lamb Jr and there was no response.
Very disappointing. Days before leaving the next guests' linens were dropped off outside to sit for at least two days until housekeeping took them inside after we left. Would not recommend staying with Joe Lamb Jr and will not be staying again.

Upon arriving (Sunday 06/27/21) to our vacation rental(#742 "After dune delight") which is located at 205 Historic st in kitty hawk NC. We found the place looked as if had been abandoned. The grass, weeds were extremely high with sand spurs everywhere. We immediately called and asked to have the yard maintained so the kids could possibly use it. We were told they would get back to us.
On Tuesday, we called again and was told the same thing. The yard appearance is one issue but the home condition was another, house outdated, window broken, gaps and cracks in trim work, kids bunk beds patched up, open electrical outlet and shotty wiring. Review the pictures, for the money they get on renting these homes, they should be in better condition. I would not recommend this house to anyone and I have to hold Joe Lamb reality accountable. Will never use them again.

Just checked into or beach house for the week and very disappointed thus far. Bed linens and comforters were all over the front steps and the entry code that was given to us was incorrect. Those things, I can live with but after entering the house we found that the up stairs a/c is not working and it's 88 degrees upstairs. There more to the story but I will leave it at what has been said so far for now. I will follow up with how this is handled and will be the decision on my final review.

Rented a house for a week through Joe Lamb and the place was completely unacceptable. There was a black substance on the ceiling of 4 different rooms. We immediately called to see what could be done and were told to wait for a 'mold remediation' company to come out. They told a family of 8 people, including a 7 month infant to "just wait outside" for up to an hour before some company would come out and inspect the property.
In the mean time the office closed and were willing to leave us stranded. The "manager", Jeffrey, did not care one bit that we were now stuck in this situation, with the possibility of mold, and in the middle of a COVID epidemic. The after hours number was a joke and is just an answering service used as a middle man to connect you to a human whenever they feel like returning your call. Someone, other the Jeffrey, did call us back 48 hours after we told them we were going to be stranded with children.
Now we have to sue the owner to get our money back but found a much nicer company to deal with and found a house to rent at the last minute. I'll be sure to let everyone know how the offices of Joe Lamb handled the situation. Bottom line, the company doesnt stand behind the properties and quickly tried to distance themselves by making it our problem. Save your money and rent from someone else. Dump rented: "Six" - 2431 S. Virginia Dare Trail, #6

Arrived at cabin at (Sandalwood) at 5 pm to find the guest cottage like this. Got voicemail when I tried to reach housekeeping, then called reservations (she accidentally hung up on me) and finally got to a manager.who said they would contact the cleaning service to have someone get back with me. One hour later, no call. It's disappointing to drive 2.5 hours and spend thousands of dollars on a rental property to have this stress dropped on you at the beginning of your vacation. RE:.

There were also empty beer cans and earplugs left on the back deck.it makes one wonder home many corners were cut by the cleaning team.
