We spent six years with Properties Plus, Inc as our property management company. During those six years we worked with numerous people who, for the most part, were professional and polite. We trusted them to do our "make readies" in between renters. During our last "make ready, " we felt the need to go check out all of the repairs that Properties Plus, Inc stated that we needed due to the costs being so high.
We took the itemized list from the repair service that Properties Plus, Inc uses and verified each item. So many of the items that were listed as needing repaired were in perfect condition or simply needed less than two minutes of work to fix. We felt like we had been taken advantage of, so we started doing research on the company that they use for repairs.
The owner of Properties Plus, Inc also owns the repair company.how convenient. Not only were they not getting competitive bids for the work that needed to be done on our properties (as we were told) but they were using their own in-house repair company to double-dip. We called Patty and she was apologetic and stated that she would have the owner call us immediately to discuss our issue.
He never called. We only had one property with them, so maybe we were just too small of a fish to care about, we don't know. Needless to say, we're moving on. If you use these people for property management, watch them very closely and verify all repair charges that they say you need. Greg Williams the owner is an outstanding person to work with. Working with him and his crew and has been the most pleasant and satisfying up to this date. Properties Plus assisted in finding tenants for our rental home and last year and have been great to work with. You will not find a more qualified company to work on your behalf and always happy to assist with any decisions you may have. Anytime there was an issue with the maintenance portion of the house they were quick to notify us to make sure our tenants received the best care. Outstanding Service! Five Stars

I rented with them for over a year. Gave my 30 day notice, left the duplex in better condition then what it was in when i moved in. I clean obbsesibly. They kept my $875 deposit, plus charged me $5000 extra, yes five thousand dollars. Will not take me to court, and will not settle, and will not take it off my record. Feel free to contact me for proof. For all those giving 5 stars, wait till you move out and then come back and see how that review flips real fast. This company is beyond crooked.

Wish I would've read these reviews before leasing from them. Paid our rent on time every month, left the house in as good if not better shape than received yet they deducted $700 from our deposit. You don't do a walk through with them at the end so they can make up whatever charges they want.and they did!

Awful. Just awful! This company gets employees to write good reviews so that they can appear to be better. They only care about making money and the owner just wants to get in everyone's pants - so inappropriate at every level. I even heard he's about to lose his real estate license. Don't do business with them. They are terrible.

We stayed for two years, waited two months to have a window repaired that a hail storm broke. They charge way to much for their not so luxury duplexes. They drove around the neighborhood a few times a day and took pictures of the properties being treated like a delinquent was not in the tour. and you will wait 4 months to get if any deposits back. cat faces was in our place when we moved in so I found it very hypocritical that they always charge and have a cleaning crew come in after each renter moves out. after all of this and there is more they begged for us to refer our friends here. That was not happening.

Well I will consider myself lucky, to not have signed a lease with them. I wasted time submitting applications for 3 indiviuals to be told lies. I gave them my present landlord number, they claimed to have call and was told by him that he doesn't know me, mind you we've lived there 3 tears, and the landlord is my neighbor. I find it ridiculous being I spoke to him earlier in the day to let him know he would receive a call, he said ok he would give us good references, he gave me his cell.
Property plus claims they called and the guy never heard of me, makes no sense, I made sure the phone number they hf on file was correct, and I even called myself and talked to the landlord where I present reside and he told me no one called on my behalf. To top it off the agent became rude with me as if I had did something wrong and she stated the application didn't look good or my background.
My background is perfect, I've never been to jail, I have no hI story, I work in the medical field so you must be clean to do so. Anyway I asked her could she forward the report to me, she didn't reapond. Asked about a refund for the app fee, I was told they were non refundable, but last week on Saturday when I met her in the office she assured me I would get 30 of the 90 I spent.
I dealt with this without signing a lease, I would recommend you research the company, deal with people who care about getting you into a home, and treating you fairly. They're more concerned with the daily fish of the day, and who has the best cocktails. Run, run for the hills.

I've at Hamilton crossing for almost a year, I left a review on that site but as a whole I am not pleased with properties plus. They have predatory leases, so please read your lease carefully. When I did have an issue they attended to it but used the cheapest means possible. There was always a new maintenance person in my house and that made me very uncomfortable.
There was a very high turn over rate for the staff as well, at least at my office. I don't trust them and I don't recommend them. If you're desperate and don't have time to look around and this is your last resort, stay but READ your lease!

RENTER BEWARE! No matter how well of a condition you leave the property, you will not be refunded your deposit. Just one example: I was charged $200 for carpet cleaning. Even after supplying the invoice from Stanley Steamers, I was told that the carpets were not professionally cleaned. The owner left a lawnmower for me to keep up the yard, which I was then also charged to have it removed after I vacated the premises. The list just goes on. Even if you leave the house better than what you started in, you will be SCREWED out of your deposit. AGAIN.RENTER BEWARE!

I enlisted Properties Plus to perform background and credit checks on applicants and handle initial contract work for the approved tenant for me, they were professional and did a great job. Since I only had 1 rental property I didn't have the manage the property, but the fee they charged was worth it to me to handle the up front process.

Amazing company to work with! I needed a place on short notice and they not only delivered, it's PERFECT. Amazing location, darling updates and layout, maintenance has been on the ball about getting the little small stuff I'm ocd about done. I really couldn't have asked for a better company to sign a lease with. On top of all of that - they even wrote me a thank you note. Cheeky - but I loved it!

The worst experience of our leasing experience. They kept over 2000 of our money this May. They straight out lied and the owner of the house we were in made twice the money for April and may due to we paid and new renters paid. Beware! They only care about getting your money. You don't need any house they have you will be ripped off. They will keep you deposit with their "fees" and there isn't a damn thing you can do about it.
They are sweet as they can be before they take your money out of your checking account without you knowing it. But want you out of their office after. Terrible customer service and communication. Horrible!

Avoid at all cost. They will give you a huge bill when you move out of their rental property. The house was not in tip top condition when we move in, and it seems like they expect things to be perfect after you move out. Basically we did not get our deposit back and we had to pay extra when we cleaned and emptied the whole house. Expect to pay around $1000 for a paint job too.

DO NOT use them as your propery manager! The company overcharges for any type of work done on your property and state that they are giving you the best deal in town. The company will pay themselves first even if you don't have a renter in place. They don't provide you with copies of invoices stating that its too much paper to keep track of.
They have an online system but the invoices are not scanned in and THEIR invoices are not itemized. This means that you have no clue what you paid for. Their communication skills are zero. They don't return phone calls or emails on a timely basis and if they happen to contact you back, it has nothing to do with why you called in the first place.
They play stupid very well. I would love to give zero stars but the site won't let me. Bottom line - find another property management company that will be honest, not overcharge you, and has better communication skills. Your pocket book will thank you in the long run.
