After you view all of our available properties and have the addresses ready for the ones you are interested in, call or stop by our office. You can request to make appointments to see the ones you like. You must view the property in person before we will accept your application. You can either print out our application from this website or you can pick one up when we meet you to show you a property. Fill out the application completely and return it to our office with the application fee and security deposit by money order only.

Complete lack of remorse or human decency. They rented a duplex apartment to me knowingly with only one water meter if I wouldn't have been smart enough to read my bill I would still be paying for the entire houses utilities. To top that off they just gave me no notice and gave me 30 days to move because of repairs in the house that should have been done before they rented it in the first place! I have been here barely 6 months and now am being informed I need to find a new place to live with my children! I hope you sleep well at night mary-----

Slum lords of Rapid City right here folks if you have absolutely no choice but to use them I wish you the best of luck. They refuse to fix things like plumbing the holes in your siding and leaks in your pipes, increase the rent if you get backing for them to fix your plumbing (still not done right) and then make excuses when you explain you need running water in February to bathe do dishes laundry and have fresh drinking water.
Then they say things like you can't expect it to be perfect. As long as it's livable then it's our problem. I highly recommed having a house inspector come inspect your house for livable conditions and bill their office.

I was reluctant to apply to this place for a rental as I have heard so many bad reviews but with the rental market as it is right now felt I would take a chance. I applied for a rental. I was told I needed to have a showing I told her I already seen the house and was Interested but they said I still had to book a showing with them I booked one as soon as I could because we work!
Today was my showing, I got a call and was told they got a application today from another interested party and was taking it off the market. I'm not upset about not getting the place as I have a place but wanted the little bit of extra space and the ability to have a pet this place would of provided. I am a little upset I didn't get a chance to rent it but hey everything happens for a reason. What I do want known is how extremely unprofessional this company is

SLUMLORD PROPERTY COMPANY! MARY is the rude selfish owner, We've got led paint, water leaking in, Everyone working for this company needs to be brought up on charges especially Mary, She is a horrible human being who should be put behind bars, What's really funny is the response that AA are outing on people's Review's, acting like they care on here but when talking to them all u receive is disrespect and the feeling that u don't matter, They do not care about people only money. A&A is by far the worst! The owner Mary Riss is very rude and unprofessional. Her and her family run the place and they dont care about the health of children. If you call to report maintenance Mary will yell at you. Some people she even forced to move out because they didnt want to live with black mold or their ceiling caving in or other problems they were faced with when moving in.
They move you into a filthy home and expect you to clean it and get the carpets professionally cleaned when you move out even though it wasn't clean when you moved in. They will lose your maintenance slips and act like you never turned them in. They turn people into collections when their rent was paid on time every month. They charge you for damages in the home that were there when you moved in.
All of these reviews online are real. They act all nice in the responses but when you meet them in person they are not nice at all. Do not trust A&A. They dont even deserve the one star I had to give.

They took over managing the property I live on roughly 6 months ago. Nothing but problems since then Random unxpld Fees. Misplaced money. And just Rude condescending women that treat you like you are beneath them. Just straight disrespectful. Threatened to turn my lights off which IS ILLEGAL and also they were in my name Also emailed a falsified eviction letter instead of sending theu sherrif just to intimidate my family. Wish i could get away from these horrible people. If you have any other options at all what so ever DO NOT RENT FROM A AND A

Some people mentioned being sent to collections without a call first. That is what happened to me. My balance was paid in full in July. I get a collection notice today from them stating I had an unpaid balance. Called A&A, the guy who answered was talking to someone else in the background, repeated myself, then got a call back from them stating that they sent a letter and the charges were from the final walkthrough.
They also stated they gave this to the collections in July. Collections agency told me they received it from them February 25th. They also stated the charges were for late fees. Conveniently this happed after the first of the year, taxes and audits done. Sounds like they just found the error and instead of calling me, they made up some lame story. Shady

I stayed in a three bedroom property with this company. Overall, I had a really good experience! I am a travel nurse and they worked with me on a short term lease and extended it to month to month when I needed to stay longer. I rented a furnished apartment. Mary and Erika made sure we had everything we needed-Including adding a third bed when we needed it.
They allowed for my cat to stay with us for a small deposit and made staying easy! The apartment was clean at move in. Any small problems we had were addressed immediately, even if it was the weekend. We are also receiving our deposit back with no issues. I would rent from them again if I come back to the area!

RENTERS BEWARE! If you are thinking about renting from this company I would STOP NOW!Me and my girlfriend have rented from A&A for about a year now when we first moved in at the beginning of June 2018. The house had a list of problems that we addressed and they said they would take care of it. Such as none of the windows working, paint on house and deck chipping, gas leak in the fireplace down stairs, rails in the stairs falling out, all the closet doors falling off, holes in multiple doors, only half the outlets worked, none of the smoke detector worked, glass door down stairs wouldn't lock, the thermostat not working. and that's just the first page of the complaint list we turned into them.
It is now May 2019 and let's go over what they fixed they repainted the house and deck.(Which took them a month and a half to do also painted the outside deck WITH indoor paint keep that in mind) How they fixed the windows they just told the painter to seal them shut because "they didn't have the money to fix them" Which is against fire code might I add, they fixed the fireplace by just shutting off the gas to it and told us not to use it.
The manager contacted me towards the end of our lease asking to do the "30 day notice" walkthrough. All they did was check out a couple things and asked why certain things (like the windows and railings) were broken. Obviously didn't care to read our complaints or try to fix any violations that we have previously contacted them about several times.
Then today contacted them to say that I'd be out a little early in case they wanted to show the house to a possible tenant. They claimed I didn't give 30 day notice and I needed to sign paperwork they said I didn't need to sign when they came for the walkthrough, which they neither brought with them or provided afterwards. They've been consistently lying and referring back to our lease agreement when we have been nothing but model tenants, if anything we improved the house while being there.
And the terms they list to get your deposit back require spending basically the same amount as your deposit, like making sure the fireplaces and carpets are professionally cleaned and providing receipts for such. To top everything off, everyone was extremely rude and and refused to even listen to a word we said, also belittling us and calling us immature children (actually have a recording of).
No way to run a business or speak to clients. Horrible company. They'll take and keep every penny you give them and try to skimp you out of your deposit. We post this so other hard working people don't fall into their trap and have to struggle to find money for a new deposit for there next place. I rented from them for six months and I was unwilling to renew my lease because of the treatment I received. After countless phone calls for false noise complaints when me and my wife were in florida on vacation I finally sent a email with proof I was not the one causing the disruptions it was ridiculous. The staff are very disrespectful and rude.
They're nice at first but as soon as you sign a lease especially if you're a brand new tenant you get no respect. Plus they require a ridiculous checklist in order to get your security deposit back and have fees upon fees they are penny snatchers buyer beware.

If you have any other option do not rent from these people. We lived for months in dangerous conditions they knew about and did nothing. We had drunk homeless men sleeping in the entry way. All it would've taken was a new entry door. They said they would put a new door in but after months of waiting they still haven't. We previously rented a different apt from them at a different location they are ok as long as you never need anything fixed but on move out they will try every trick possible to keep your deposit.
When we moved out they charged us for painting walls that looked like they hadn't been painted in a years when we moved in. I doubt they actually even painted them after we left. They never provided an itemized bill or showed receipts of why they kept deposit. We cleaned everything and had carpets cleaned. We are 2 adults no children no pets The place was cleaner when we moved out than it was on move in.
I thought they were a little shady at first but after 3 yrs of renting from them my opinion has only gotten far far worse. They don't care that we took good care of the property and always paid rent on time they will gouge us when we leave this place and find anyway they can to keep the deposit but it is worth it to move to a place not managed by A & A.
