I truly don't understand some of the negative reviews posted here. They don't reflect my experience at all. In fact, I rather enjoyed having Nick and Margaret Flaherty as landlords. For the past two years they have been responsive, professional, communicative and caring. When the floods happened in 2013 they personally visited every apartment to make sure the tenants and property was OK.
I even heard that my downstairs neighbor was on the phone with Margaret at 11:30 the night of the flood because the water was getting scarily close to her back door. When it came time to cleanup the huge mess that the water made they replaced all the landscaping rock that got swept away, cleared downed branches and had everything clean well before most other people on the block.
Whenever I called or emailed, they returned it within 24 hours. Whenever I had a maintenance issue, they worked with me to get it taken care of, even when it was minor. Nick was always a pleasure to talk to on the phone and in-person. He was alway asking me how things were going and how things at the apartment were. If there was maintenance that needed to be done on the building they let us know ahead of time. I would happily rent from Mock again. I really don't think I could ask for a whole lot more from landlords.

I've been a resident at Trinity Commons since June 22, 2021. The Mock Property Management Team has been courteously responsive to all needs when natural problems have arisen for me, and for many residents I've spoken with here. Recently, I notified Nick Flaherty of the Mock Team that my front door deadbolt was extremely difficult to turn and was afraid I'd break the key.
I was at work when he called to say he arranged for a locksmith to come out that day to fix the problem. I told him I was at work and couldn't get back to let him in, so Nick offered to meet the locksmith at my apartment while I finished my shift. Problem solved in the best possible way - A + professionalism!

I have worked with Nick and Margaret Flaherty at Mock for three years now. My house is always maintained, they are so pleasant to speak with, and I love the girls in the office. My rent is exceptional, with little to no increases. When I do have a maintenance issue, they have ALWAYS replied to me within 24 hours, even during holidays. My credit was not stellar and I was new to the area and they took a chance on me. I am so happy they did.

I've been working with Mock (Tom) for the past 6 months. So far everything is great! My washer/dryer have malfunctioned several times and Tom has always been prompt on getting work orders submitted for me, and has been happy to answer any questions I have asked. The only thing I don't like about my unit is some of the HOA rules but that has nothing to do with Mock.
I'm having a good experience so far and hope to stay with this property manager for a while! Update: I ended up renting with Mock (Tom) for 5 years, and every time I ever had any issues with the plumbing or appliances Tom was right on it and very helpful! The only reason I moved was because I wanted a bigger place in a very specific location and they didn't have property available for rent at the time I wanted to move.

Cool, calm, consistent. Natalie Mock is amazing going above and beyond all our expectations. She was spot on with marketing the property, staging and the photographs were amazing. She was available to always serving us with kindness and professionalism. Natalie helped with things not in any realtor's job description. Our phones starting pinging the moment we listed and we had an enormous amount of showings in 2 days and sold $32,000 over listing price on day #2!

I rented at the Cottonwood Apartments for about 10 years and had only positive experiences. Tom Van Leiu, the property manager was the perfect balance of professional and kind. My issues and questions were always promptly addressed. Tom's assistant manager, Samantha Firman, lived on the property, and was just amazing! She went above and beyond to take care of her tenants and cultivated community at the same time. I highly recommend Mock Property Management!

Over the last seven year our family has rented two houses from Mock Property Management. They have been wonderful landlords, who genuinely care about tenants. Bruce Mock and Joe Fiori have been very attentive, just a call away when something needs to be done. They were there for us when our rental house was damaged by the flood in 2013, getting the place livable again, helping us through a difficult time. Whenever maintenance is needed Mock Property has promptly taken care of it. They are good people who do a great job!

Worst property management company in History. The housing market for renting is tough in Boulder, and these people take full advantage of that. Showed up at our house constantly unannounced for various reasons, but it was never a pleasant experience. If you have an option, don't rent from these people. If you decide to given that you don't have another option, make sure that you don't have to deal with Margaret or Nick, they both suck.
I refused to pay rent until they fixed our bathroom, well it took them over a month and they tried to charge me late fees. Laughable. We also had our septic tank inspected using our own money only to find out that we had been drinking, brushing our teeth, and bathing in water that was considered poisonous by the Denver health department. In our lease, they were supposed to have the water inspected every 6 months and this never happened once in the 3 years that we lived in the house until we (the tenants) had it done on our own dime.
Because of this, Mock Property Management was supposed to provide us with drinking water until the issue was resolved. Well, this never happened. And we also had to shower other places for a week during this time as well, which as you can imagine is a major hassle for an adult with a full time job. They let us out of our lease two weeks early because of the water situation, and then they sent us a bill for the water sanitation and septic tank services. Hahahahaha. It blew my mind how much these people try to take advantage of their tenants. Beware and stay away!

I had the privilege of working with Tom Van Lieu, and I have nothing but positive things to say about my experience. I got my rental from him, and he was friendly and professional, and made sure to make the process as smooth, and easy as possible. I would highly recommend working with this company, and specifically with Tom for all your rental needs.

Lived at Cottonwood Apartments in North Boulder (managed by Mock and on-site manager Sam) for almost 6 years until I moved out of Boulder. Communication was fantastic, property was kept in great shape, and zero issues with the management. Very fair prices and still miss living there a year later. I would highly recommend Mock to anyone moving into the area.

Poor communication from agent, unfortunate events, and a technical glitch, led to serious frustration We are moving to Boulder, requiring phone calls and emails, which led to serious difficulty when trying to get the agent to respond to phone calls and emails. My wife and I applied for a property that was left on the market for 83 days. We were told that there were no applications yet for this property and so applied immediately (within 2 hours).
We attempted to contact the property manager by calling and leaving a message the following day to check up on the applications, but never got a return call. We tried calling the following day. After that, we received a simple email saying that we were too late to apply and they were already signing a lease with someone else. As it turns out, a technical glitch delayed our application for a long enough period of time for another applicant to get theirs approved and accepted ahead of time.
The 'glitch' was literally a software issue, having nothing to do with how we filled out the application, or anything on our end. The owner of this company was kind enough to refund our application fees, however we ended up not getting this great apartment and the headache of back and forth emails just kept the frustration rolling. If you choose to work with them, you'd be best to show up in person rather than speak to them over the phone or through email as from our experience we always had difficulty contacting them and finding out what was actually happening with our application.

All of these bad reviews seem to be about Tom Van Lieu. I don't know him. Our property manager is Dean Fromm, and he is a top notch guy. Always gets stuff fixed in a timely manner if it breaks, good communication, always a pleasure to deal with. I have been with Mock for a couple years now, and in spite of me being a bad tenant sometimes, they have always worked with me and supported the house as a whole. I love Mock.you will too.

I have rented for over a decade and I have had my fair share of landlords. Sam was by far the best one I have ever had. She was so attentive and flexible. I felt safe and well taken care of while I lived in a Mock Property Rental. The leasing process was stress free and the open line of communication made it very easy. Tom has also been great in accommodating any needs. I would rent from Mock again!

Can't really say enough good things about this property management company, specifically my agent Dean. I lived in my apartment here in Boulder, CO for almost four years and of course over that time there were a couple of things that I had to call Dean and get fixed. Small things, like a leaking faucet and my thermostat not working, Dean always got back to me right away and the problem was fixed within a day.
This exceeded my expectations. I have rented with other companies here in Boulder, including both Sunnyside and Fowler, because of my poor experience with both of those companies, I assumed mock would be similar. I was wrong. My experience with Dean at Mock has had ZERO negatives. Also, my apartment was absolutely perfect and well below market value.
It was seriously the BEST deal in Boulder, not one person visited my house and disagreed. For all of these reasons I am giving Mock 5 stars, I can't speak for the other agents only for Dean, but if you are looking for a place in Boulder, scope out Mock properties first, you won't be disappointed and you will not be scammed. Thank you guys for a memorable living experience in Boulder!

Absolute garbage of a property management company. Property manager lied directly to our face. He had spoken about lowering rent during the showing of the property. After we applied and got approved we went in to sign the lease. When we brought up the proposition of lowering rent that was talked about during the showing. The manager went on to say that he would of never said anything about lowering rent and if he did we needed to get it in writing.
We then found a posting of the place online after this for $1,700 when he said it was $2,000. Don't do business with Mock Property Management, they will lie to you and take your money.

It would seem they are the slum lords of Boulder; I have certainly been suspicious of their low prices. I consider myself much luckier than the other posters here, because I didn't actually end up signing a lease with them. What I did do was pay an application fee, and get rejected on the property I was trying to get. Given that it was a sublet opportunity, the company actually has no incentive to find a new tenant because the current tenants are locked in for another year.
They can just sit back and collect application fees, and reject applicants. Without providing any explanation for why I was rejected, and taking $28 off me, I think you could definitely call these guys con artists. Having applied for other properties in Boulder, I know most landlords only charge the application fee if you are selected for the property. A total racket here, Better Business Bureau is my next visit.

I absolutely love my property managers. Nick and Margaret have always made me feel like they equally represent me as a tenant as well as the owners of the home. Any concerns or repairs that have come up were handled swiftly and professionally. They are also patient and are a pleasure to talk to. I don't understand all the negative reviews on here because my experience has been the exact opposite. Love these guys.

Mock manages the condo I live at in Boulder, and I was so angry with their lack of communication and service that I joined the board to do something about it. In the short time I had been on the Board, they didn't answer emails, didnt mail out coupons for 2015 dues, didnt help us finalize a budget, ignored requests for copies of invoices forcing the HOA to pay for work that nobody could verify.
Their lack of professionalism is appalling. I would highly recommend staying away from Beth or Ryan and Mock Property Management as a whole. As a resident, their service was just as poor. It took almost two months to get a response about a leak that the HOA wouldnt cover. Despite the fact Mock and the HOA were not responsible for the work, they would not call or email me back to get the problem taken care of. I have nothing but bad things to say about this company. Absolutely nothing.

I own two nice condo properties in high density locations in the City of Boulder and have contracted with Margaret Flaherty from Mock PM for 2 years. She has been a very professional manager for us, and a strong advocate both for the tenant (and the tenant's rights) and for the property owner. She responds quickly to reasonable tenant concerns. As a property owner, so far she has brought us 3 responsible, respectful renters.
She understands rental law and assures that the property owner and renter comply with these regulations. I trust her highly. I am confident that my properties are well managed, and respectful/responsible tenants are well cared for.

Unlike some of the other posters here, my experience with Mock wasn't bad. I lived at Cottonwood Apartments (on Glenwood b/t 28th & Folsom). There was a couple living in the building who served as supers and they were generally very responsive to any concern I had. Also, my security deposit was returned in full and in a timely manner. I don't know what it's like to live at one of their other properties in town, but this one was fine.

Unhelpful & unprofessional when trying to resolve routine maintenance issues - my property manager was patronizing instead of being helpful and then hanged up upon me - how rude. Also, operates using 19th century technology - no web system to check balance & pay despite many years of asking for something that would save everybody money. I am now working with my HOA to get rid of Mock and move to a more professional management service. Should be your last choice for managing your own property in/near Boulder

I've always heard it was poor from my neighbors in my townhouse complex, but I've experienced it first-hand this summer. I had an insurance claim and called them first to find out if I was responsible or if the HOA was responsible for the damages.
They said I was responsible. My condo insurer took up the claim and told me all I needed was proof from Mock that I was indeed responsible. Turns out Mock should have been covering the claim through the HOA in the beginning (which I found out through their insurance company), but Mock was unhelpful in pointing me to the correct documentation of responsibility (no wonder), and I only found out through their insurance that "they decided not to pursue the claim." No one at Mock called me to tell me that or explain their decision.
I have left repeated messages for Beth Silverman at Mock, with no reply, over a period of about 3 weeks. I'd happily take someone rude on the phone before I'd choose a company that finds it too much of a hassle to call you back, or to take responsbility when it's theirs to take.
