Very unprofessional, unethical and just downright bad business people. gas leaks, black mold, electrical issues and plumbing issues with a septic system they did not even know was on property! this is a licensed missouri realtor broker! we are told by tammy and tarra ueligger (broker of record) that there are no issues to correct even though ameren ue red flagged the property on 3 occasions, aling with multiple written repair requests over the last 90 days since move in have fallen on deaf ears and never answered. this is a boone county rental property where there are no ordinances nor laws being upheld in regards to livable fair housing. i contacted mrec, mar, cbor, mo attorney general, boone county health department, city of columbia neighborhood services, boone county housing authority, n boone county commissioner janet thompson. all said they cannot do anything, no avail nor solution because there is absolutely no regulations nor governing entity for boone county missouri residents!

This property management firm is one of the best i have worked with. They are responsive and fair. Any issue i have regarding maintenance they come over and fix. The maintenance men are all friendly as well as all the ladies in the office. I highly recommend this company when looking for a place to live. They have a wide variety of places available for all levels of income as well. I was amazed at the amount of respect and thoroughness that was provided to me. Well done 443 STOP!

Very happy with the service. I was at this company several years ago and it was okay then but now with the new staff they have I feel like it's a really good company to go with if you are looking for a rental. They seem to really care about people and want to help out. I'm a little shocked to see some of the reviews on here. My experience has been the exact opposite. Would recommend.

DON'T DO IT! I lived in a property for 4 years with NO problems, until I moved out. I am fully aware of what it takes to refund a deposit, and I fully expected to get mine back. I cleaned the 4 bedroom unit meticulously and repaired any damages myself; I wiped down every single surface anywhere, pulled out appliances to clean under them, swept cobwebs out from closet corners, spread grass seed on a bare spot in the yard, removed every bit of personal property and trash, replaced burned out light bulbs, replaced a broken screen and a broken toilet seat, replaced the stove burner pans.the list goes on and on.
I even left a copy of my original MOVE IN inspection, which they had lost, and which I had documented every single little thing, including "needs paint touch up" in every.single.room. To my surprise they not only kept my security and key deposits, but billed me for over $1000! Almost $1000 for painting.not fresh paint when I moved in, lived there 4 years, NO actual damage, and I had documented the need for touch up on my move in form. Charged me $250 for cleaning, and several other stupid things.
So I took them to small claims court, and they did the most pathetic job defending themselves. It was laughable, their lawyer was shaking his head in embarrassment. Their move out inspection (which they did NOT give me a date and time for, even though they are required by law to allow tenants to be there) did not specifically indicate any need for cleaning or repairs!
Their move out photos were NOT EVEN OF MY APARTMENT. They could not produce any documentation of repairs, couldn't say exactly what they charged me to clean. But I had move in AND move out photos. I had a my move in inspection and a list of things I cleaned and repaired when I moved out. I had witnesses that had helped me clean and move. And guess what?
I WON. I got a court ordered judgement for my deposit back and it was paid shortly after. But overall it was NOT worth the headache or uncertainty, THEY ARE CROOKS, predators, and will take your money and then some just because they can. They don't follow the laws regulating landlords, they don't have to since hardly anyone ever holds them accountable. Oh, and one of the only good review I found, from Tarrah. of course she'd give a good review, she's the 443STOP manager. Edit.and I second another review, they also sent someone to do an unannounced inspection, I just happened to be home sick and they let themselves in when i didn't answer to door to a stranger. I would never have even known if i hadn't been home.

Warning! Do not rent from this company. I have lived at one of their properties for a year now. Constant problems with lack of maintenance repairs and the rudest people you will not want to meet. My roof has been leaking for 7 months, their idea of a repair is to slap some paint up. Multiple complaints that have gotten no response. My home failed inspection by the city and they could care less to resolve the issue after we have patiently waited for over 6 months.
Here are just a few of the issues: leaking roof, exposed subfloor in bathroom and kitchen, expired fire extinguisher, front door falling off the hinges. After waiting months for repairs, we hired professionals to accomplish the tasks they won't respond to and they refuse to reimburse as per the lease agreement. The receptionist, Ashley, will actually yell and hang up on your calls.
And the manager, Tarrah gives no responses back to your complaints and actually has family members with her same last name leaving them 5 star reviews! I totally expect to be taking them to court over my security deposit as they are notorious for fraudulent charging tenants for ridiculous repairs after move out. Luckily, I have all my reports from the city inspector, photos along with my online maintenance requests to insure a winning case.

Horrible company. Rented 1644 highridge circle. My room was in the basement and the carpet would be soaked every time it rained. I called them over 20 times to fix it and they came near the end of my lease to add $5 window covers so less water would come in. not actually fixing it. I had to live in the living room because it rained so often. We also cleaned that place spotless (WAY nicer than the dump we moved into) and they took out money from our security deposit. 200$ just for "painting" and I checked later and they did not paint anything.
If you do move in, take pictures of EVERYTHING. That way they cannot charge you for leaving it better than it originally was. Make sure you read the lease, they do specify that you must hire a carpet cleaning service before your lease is up.

Didn't even make it past the initial phone call to schedule a showing before I decided we won't rent from them. Hadn't seen the reviews until just now when I came to leave a bad one. We are moving from out of state and found an adorable house on Zillow. I called to ask questions and the lady who answered was beyond rude. She acted like I was wasting her time! Hen I had a local relative call to set up a showing, the lady said they were "closing soon" and wouldn't talk about scheduling for the next day.
It was obvious she wanted to get off the phone and go home, leaving all the leg work to us for the next day. Very rude and unprofessional. Might I add, I am not a college student. My husband and I are nearing 40's, professional, well educated people. To be treated so rudely was not something we are accustomed to. Cute house, great neighborhood, and great schools isn't enough to convince us to rent from them. Ever.

If you are looking at renting through 443stop, PLEASE reconsider. The property is not worth it for the way they treat their renters. We liked the house, but every employee at 443stop was rude and defensive whenever they spoke to us. To top it off, they notified us that our home was for sale via text message. When we called and said we renewed they were wishy-washy about the details and said they had no information.
They scheduled 1-2 showings every single day, including weekends, without giving us warning or caring what our plans were. Then 2 months later they mailed us saying they could not renew our lease. interesting that they couldn't give us a heads up 2 months ago. I am a 3rd year veterinary student. I have lived in many, many apartments, townhouses, and homes. I have never been treated so poorly by a company.

Damn man I can agree with almost everyone else on here. One of the worst rental companies I have ever encountered. I had sewage water backup in my basement multiple times and they never had it professionally cleaned EVER! All they did was hose it down with hot water. I would really suggest looking for someone else to rent from. This would definitely be a last choice company if I were you.
Oh and never mind the fact that I always paid rent on time. So much for being a good tenant and getting taken care of. They will also bug the hell out of you to resign your lease wayyyy in advance so they can start showing the place as soon as possible. They don't care to take care of tenants, they seem to look at them as disposable income that will always be there. Don't fall into the trap!

By far the worst rental company I have ever had to deal with. All issues will go ignored by both the office ladies and the maintenance staff. The day I got my key, there were still people working in the unit, I went two weeks without a working fridge, my dishwasher was never repaired, with three months left in my lease they had maintenance, painters and potentional renters in my house every day, all day.
I came home to a note threatening eviction because one of the staff members couldnt get in, even though the locks were the same as the day I moved in. Maintenance or other staff left my door unlocked after being in the house, allowing someone to come in, damage and steal some of my property, which they later blamed on neighborhood kids, even though THEY left the door unlocked. Do yourself and your wallet a favor, and stay far away from these unprofessional slumbags.

If I could give this place a 0 I would. All they care about is money, and trust me it is not worth it! When first looking at a place I was told I would be able to have new carpet if the current renter had destroyed the current carpet. After taking my application fee(under false presets), I found this to be a big fat lie, or as they called it a mess up in communication.
I got over that and agreed to look at another place, just to be lied to again! They showed us the perfect apartment, great location, great condition, and everything. WE EVEN SIGNED THE LEASE TO THE PLACE. Just to be called 2 hours later with them saying that they had lost the current renters renewal form! When I expressed my disappointment in the company I was only met with a rude smart mouth girl, who obviously doesn't know how to work for a professional company.
If she was working for my employer, she would be jobless! When will people realize that the customer is what pays your bills! All in all after being let down 2 times, filled with lies, and met with disrespect, I will do whatever it takes to make sure no one I know rents from them. This place needs new management and the manager on duty should go take a job at McDonalds where maybe her nonprofessional attitude will be tolerated.

Do not rent from these people. They will charge you late fees when you're rent isn't late ( if they don't check the drop box they will consider your rent late). My unit had brown recluse spiders and they wouldn't do anything about it. And I was charged for damage done by the previous tenant. I have zero doubt they will find a way to keep every cent of my deposit. Do yourself a huge favor and go somewhere else. ANYwhere else.

I rented from this company for two years ending on Oct 2010. We moved into the duplex and it was pretty dirty but we needed a place to live so didn t complain. When our year was up we renewed the lease without too many problems and we paid our rent on time and all that. After our lease was up on the second year we decided to move, had the carpets professionally cleaned and spent close to a week cleaning the place.
After the 30 days they sent us a statement saying that we actually owed them for cleaning fees as well a painting the place but would forgive the bill (like they were doing us a favor). I called them and they said I had to give them a letter in writing so I made a long list of things we did and they still managed to screw us out of over half of it.
I have rented in a lot of places from a lot of different landlords and property management companies but have never been out right screwed out of my deposit.if I had known this was how they did business I would have just walked away leaving it in a filthy mess!

They tried to increase rent so I told them no thank you (the manager tried to convince me the basement was a family room). They charged me for painting the place, even though that is natural wear and tear, which is illegal my MO law. I am taking them to court and filed a complaint with the Attorney General. I would avoid 443-stop at all costs. Before them I had Remi and I thought Remi was bad, but at least they gave me all my security deposit back.

Did not have my key ready for me the date that was listed on my lease. said they would have it ready for me within the week. i called and left many voice mails and they never contacted me back. i filed a claim with the BBB and 443 stop said they were going to refuse me service. refunded my money and sent me on my way.
