Was thinking about waiting out my current lease to give them the full review, but not after the rude altercation at the Frankfort Ave office. Walking caricature of the big city slum lord, that seems to avoid any maintenance like the plague. Since we moved in in 2021, it has been issue after issue and very few seem get a resolution. The leased us a house that had 4 walls and that is pretty much it.

The door didn't lock, said they would fix it in a week, never fixed it, how can you live in a home without a working door!? The kitchen was archaic at best. The insulation was pretty primitive, so there was temperature instabilities. Windows were sealed shut, and we alerted them of the fire hazard that it posed, which they just ignored. Sink clogged and we were without a functional draining kitchen for a week, and the summer heat made the drain water stink up the house.

The HVAC system was almost Precambrian, and has been the most traumatic issue of yet. We called multiple times, and emailed back and forth with not much of an update. I went to the Frankfort Ave office to see what could be done about establishing contact. All the finance lady did was point to a sign with their contact information, which was already on the website and this Google Maps profile.

When I said my wife has asthma and we really need to get this a stop gap solution for the heat wave, this lady working their finance department rude lit off "oThEr PeOpLe'S aC aRe OuT tOo!" and "It'S a HuNdReD dEgReEs In OtHeR pEoPlE's HoMeS". The gentleman working the back was at least a bit more cordial and took my number and address down for pursue with maintenance.

But they both tried to gaslight and deflect with "well my AC is down too" and "things can't get fixed instantly it takes two weeks". They will say all the words in all the languages of mankind to deflect and guilt you away from holding them accountable for their contractual responsibilities. I own a townhouse in Falls Church, VA. I cringed when I have to sign a 8% compensation agreement with my management company who maintains that property and tenant relations.

Now I'm thinking I should send Ross a gift for being the competent manager that he is. Lightyears ahead of the game compared to PMofL, who's staff is rude, incompetent, overburdened, and even psychologically abusive at times. Go to the Frankfort Ave office at the end of the month and you will see tenants coming in and out dropping off rental checks and screaming at the staff over unresolved issues.

Filthy. They know they have bedbugs so they put it into the lease that you have to pay to get them exterminated yourself. First night there my partner and I never unpacked and didn't have bedbugs but we surely seen them at night in the closets and along the walls.

I wish I couId give them negative stars! I'm done! We have been living here since 12/2021. It has been one maintenance issue after the other. No electric in 3 rooms and the hallway since 12/2021. Sink clogged. Doors stuck. Hot water heater not working - guy told me that it is over 20 years old. It took them over a month to replace it. No blinds in the apartment whatsoever.

The rear door is about 5 inches too short. The yard looks like the Louisville landfill. The parking lot is one huge pothole - more like a lake! Now the icing on the cake. Electric went out in the dining room and kitchen. Emailed the maintenance manager. Her solution was to run an electric cord from the only room with power and "not to open the refrigerator unless I absolutely need to" does she think we are just going to the refrigerator because we have nothing else to do? Please listen to all the current and former tenants wish. I would have! Save yourself the headache and rent from someone else.

Cameo was always quick to respond and get information when I needed it. Helped me get a nice little starter property in a decent spot, and I'm happy to have got her some money as a customer.

I have been having issues with my duplex's heating since November - the maintenance team says they have "fixed" the issues off and on but only complete temporary cheap fixes in order to cut costs. It is utterly outrageous. I complained recently about the heat again since snow and inclement weather is coming. When voicing these concerns, The maintenance representative Santana was completely unhelpful and hung up the phone call. These people are absolutely terrible.

Wish i could give this company a 0/5. They rent you properties that are not anywhere near finished and never respond to repair things. As well, they allow dangerous criminals to live, and destroy their property, then side with the dangerous criminal. They only search for your money and won't respond to help with any issues and problems. The only review i have ever created, the worst company i have wasted my time dealing with.

I have been in my place going on 4 years. We have had 4 maybe 5 different owners and 3 different property management groups. I would have to say by far that this owner is the most pathetic owner ive seen. I work for a property management company and know the rules and regulations all to well. Below are pictures of my floor that i fell thru and waited 2 months to get fix.

With that being said this is not at the property management company fault but the owners and i completely understand! But after waiting 2 months and then coming home to my floor gone and being exposed to a crawl space for 24 hours is ridiculous. My heat was on all day and night because of this. I know my electric bill will be high and all i have asked for is a half months rent off and the owners said no. I paid my rent already for December so money is not an issue its the point! I could of sued from falling thru the floor but I didnt! This is ridiculous

The maintenance team is always helpful and very responsive! Sarah has been a huge help whenever an issue has happened, she makes sure someone is there within a couple of days to resolve the problem. Thank you!

Critical: Quality, Responsiveness, Value They are bad for buisness. I got wires hanging from my house for over a year and still hasn't been fixed. My lights are going on and off sometimes I have to mess with the switch box which is dangerous

Terrible! I would not rent a home from PML. We toured a home, there were a bunch of items from the previous tenant and the house was clearly dirty. We paid the deposit to hold the home one month before our move in date and asked that the previous owners items were removed (large planters, chemicals, wood, etc.) The house clearly needed to be cleaned as well.

I assumed that PML would clean the house in between tenants but they did not, they also only removed about half the items we requested. You can't get a hold of anyone when you call their office, and I've been told through several emails that there is nothing they can do. Stay away, they are just in it to take your money, they do not take care of their properties.

This office received me and my husbands money on applications and did not communicate and to add removed the property without notice i had to call 5 times within a 2 hour span and leave voicemails before any contact. Not to mention numerous emails. Just to for them to lie and say they never received income information after i sent it 3x. Worst people in the world if i could give Negative stars i would. They are not even worthy of 1 star.

I've rented from them for 9 years and I have no real complaints Sometimes I wish the landlord would approve some routine maintenance but they always reach out and ask. I recommend because of their properties and office support

This company is total joke. I would leave a 0 rating or negative if I could. Total unprofessionalism and incompetence through every department you try to reach out. First of all they very RARELY answer their phone or return messages. No matter how much they promise they will. I have personally been hung up on TWICE! Once by Chad in Finance, and another time just now by Aaron from Finance. Unbelievablely terrible customer service. NEVER GIVE YOUR MONEY OR TIME TO THIS TERRIBLE EXCUSE OF "COMPANY". I will be reporting this company to the BBB if possible. Seriously sad that being a punctual tenant gets rewarded by horrendous customer service.

I just closed on an apartment earlier today. I saw the unit immediately without needing to set up an appointment or have someone show me in, just had to enter a code I got in my email to walk in and examine. Loved the apartment, but had a list of things I'd either have to fix myself or tell PMOL. After emailing with Chad, who would answer my questions and reply within 5 minutes every time, he told me the management company will be fixing every single item on my list.

Very easy to buy an apartment, a price that almost seemed too good to be true based on the location and size of the apartment, but absolutely everything went smoothly and within 24hrs of telling Chad I was interested, I had paid the closing fee and got verified that it would indeed be my new home. When I first called, I got no answer but my calls got returned within an hour and one of the employees assisted me with instructions on how to view the apartment in person.

I was nervous at first because of some of these comments, but the fact that I bought a new place to live without even having to meet face to face was great and it was all on my schedule. All correspondence was done through email and the replies were so quick it was as if I was just instant messaging the individual responsible for getting me moved in, collecting my fees, and getting the keys to me.

I'm very excited for my new apartment, and I recommend this company to anyone looking for a new place to live. Thanks again to Chad for all the help he gave me, and the near instant answers. If for some reason I have problems, I'll update the review, but if I don't then consider that a great thing!
