Founded in early 1997 by Hank Bowis and Phil Ackley, Kenwood was built as a vehicle to attract private equity from long-term investors and to provide superior property management services to business owners throughout the Baltimore and Washington, D.C. metropolitan area. We frankly come back here and talk to our leadership about the model [Kenwood] has because we want to make sure they understand that you have to engage the brokers, you have to make sure they are valued, and that they want to bring their tenants to you.
When you join Kenwood Management, you're joining more than a team, you're becoming apart of the Kenwood family. As you meet our team, you may learn a fun fact or two about who we are outside of the office and one thing we all share a love of here at Kenwood, ice cream. We actively manage our properties with a particular focus on the details. From meeting regularly with tenants to ensure satisfaction to qualifying the right contractor for a project to reviewing line-item variances, we believe that a well-managed property creates the best value. As a testament to that focus, our properties have produced higher occupancy levels than their competition, and our tenant retention rate is over 95%.
Since our initial acquisition in 1994, every asset we've acquired has exceeded the forecasted investment return. This is because Kenwood leverages its property ownership and management experience, and large network of regional/national brokerage firms, financial institutions, and building owners to make intelligent, pragmatic, and sound long-term property investments that maximize returns while reducing risk.
